Review Hobart s moving annual median sale price for houses increased 0.5% from November last year to $357,750. House sales increased 19.9% from the same time last year, to 181. The moving annual median sale price for other dwellings in Hobart increased 4.0% to $280,625 from November 2012 to November 2013. Over that same time period, the number of other dwellings sold increased 43.8% to 69 sales. The moving annual median sale price for land fell 6.0% from the same time last year to $140,838 - with land sales increasing 250.0% to 21 sales over the same period. s moving annual median sale price for houses rose by 0.6% to $268,667 from November 2012 to November 2013. Over the year, house sales remained steady at 96. There was an increase of 2.9% in the moving annual median sale price for other dwellings in over the year to $218,542, with sales down 35.0% to 13 from the same month in 2012. Over the same period, the moving annual median sale price for land in decreased 2.6% to $129,542, with total land sales up 533.3% from the same time last year to 19. North-West moving annual median sale prices for houses increased in Ulverstone by 6.6% ($260,854) and Devonport by 2.5% ($248,000), whilst Burnie was down 4.3% ($226,917) over the year. Compared with November 2012, the monthly median was up in Burnie (4.3% to $240,000), whilst down in Ulverstone (-5.5% to $269,500) and Devonport (- 4.4% to $239,000). volumes of houses compared to the same time last year were up in Burnie (60.0% to 16), Ulverstone (166.7% to 8), and Devonport (38.1% to 29). The moving annual median sale price for land was up in Ulverstone (12.1%), whilst down in Burnie (-48.5%) and Devonport (-31.7%) from the same time last year. Land sales were up in Ulverstone and Devonport, whilst steady in Burnie. Tasmania s moving annual median sale price for houses rose from November last year to $297,292, an increase of 0.4% over the year. House sales increased 14.9% from the same time last year to 540. The moving annual median sale price for other dwellings in Hobart increased by 1.5% to $243,947 from November 2012 to November 2013. Over that same time period, the number of other dwellings sold increased 24.7% to 106 sales. The moving annual median sale price for land fell 2.8% from the same time last year to $112,250 - with land sales increasing 50.0% to 105 sales over the same period. Rental Review The vacancy rate dropped 0.2% to 3.7% for the State in November 2013. From last month, the vacancy rate decreased 0.3% in Hobart. The vacancy rate in rose 0.1% and fell 0.2% in the North-West Centres. The median rental price per week for two bedroom units in Hobart rose $13 to $273 per week, while three bedroom house rental prices increased $20 to $350 per week. s median rental prices per week for two bedroom units decreased $42 to $203, with 3 bedroom houses decreasing $25 to $260. In the North West, rentals remained increased by $12 to $200 for units and decreased $20 to $240 for houses.
