KING THE CORPORATION OF THE TOWNSHIP OF KIN G MUNICIPAL OFFICE COUNCIL CHAMBER 2075 KING ROAD, KING CITY S Members of the Committee of Adjustment of the Township of King met on Wednesday, July 16",2014 at 7:30 p.m. Members of Committee present were; Helen Girardin, Joe D Ercole, Michael Lamanna & Ron Mitchell Antoniette Mollicone chaired the Committee of Adjustment meeting. Members of staff present were; Sara Puppi, Secretary-Treasurer Jeff Elkow, Planner DECLARATIONS OF PECUNIARY INTEREST None. i. File #08-A-14 Owner: Tom Skudutis Con 4 Pt Lot 15 RP 65R16380 Part 2 2299 16" Sideroad Roll#: 1949-000-025-41500 Agent: Todd Kerr The Secretary-Treasurer advised Committee that the Planning Department respectfully recommends the deferral of Minor Variance Application #08-A-14 until such time that comments from the Township and the Toronto and Region Conservation Authority can be provided and addressed to satisfy site speci?c matters. Should the Committee decide to approve the Mino Variance Application, the Planning Department recommends a condition which would stater that the owner acknowledges and agrees to have one single entrance to the property, to ensure conformity with Township By-law #2005-121. Todd Kerr, agent, was present to speak to the application. Mr. Kerr advised Committee that the owners had submitted a similar application for a detached garage in 2007 and explained that the garage was in a different location (closer to the house). Mr. Kerr advised the Committee that the variance application was approved; however the couple were interested in purchasing another home, which eventually did not work out. Mr. Kerr explained that the owners would now like to construct the garage again and it has been redesigned, with the garage now located closer to 16" Sideroad. Mr. Kerr stated that having one driveway is not an issue. Mr. Ker advised the Committee that the architect needs to con?rm the height of the accessory structure r to determine as to whether a variance is required. H. Girardin commented that the sign was not posted on the property. Mr. Kerr advised Committee that the owner took down the sign when he heard that the application would be deferred. R. Mitchell commented that the house has been for sale for a number of weeks on MLS.ca and inquired as to why the application is being made. Mr. Kerr advised the Committee ask the owners about it. that he was not aware that the house was for sale and would R. Mitchell inquired as to whether the application has been discussed with the neighbouring property owners.
Committee of Adjustment Minutes July 16, 2014 Page 2 Mr. Kerr advised Committee that the application made back in 2007 was discussed with the neigbours and their main concerns were regarding noise and lighting. Mr. Kerr advised Committee that he is not aware as to whether this application was discussed with neighbours. M. Lamanna inquired as to whether there will be plumbing in the structure. Mr. Kerr stated that it will not have plumbing. H. Girardin inquired as to the size of the garage. Mr. Kerr stated that the garage is 3500 square feet and that it will house two recreational vehicles and a small car collection. H. Girardin inquired as to why the garage has to be located so close to the street. Mr. Kerr advised that the proposed regards to grading and drainage. location would have the least impact on the property i n H. Girardin inquired as to the number of cars that willbe parked in the garage. Mr. Kerr stated that there will be two or three cars and two recreational vehicles. A.Mol icone acknowledged that the application specifies that the height of the garage is 6.1 metres. Mr. Kerr advised Committee that the measurement was taken to the peak of the roof and wil determine the measurement at midpoint in advance of the next Committee meeting. l Chris Sass, 14400 Keele Street, was present to speak to the application. Mr. Sass advised Committee that he is not trying to be adversarial in any way as he too is a car collector, however is concerned with the fact that the building may interfere with his view from the deck. Mr. Sass stated that he would not like to see a gable of a garage in his line of site. Mr. Sass stated that he would like to have a complete promise that the forest barrier will not be removed. Mr. Sass commented that there will be a substantial amount of asphalt for the buses to come in and out and is concerned about this expanse of asphalt. Mr. Sass commented that he would like to know what a surface in?ltration trench is and why it is needed and whether service will take place on the buses. Mr. Sass concluded by stating that the house was for sale a couple of months back and would like to know if it sold. Mr. Kerr stated that an infiltration drain is to keep the water moving and that no plumbing is planned for the garage. Mr. Kerr advised Committee that the current driveway is widening at the gates to get the turn in. Mr. Kerr further advised the Committee that the trees are all being saved and that the centre peak on the proposed garage does have a gable. H. Girardin commented on the huge expanse of asphalt being proposed and inquired as to why that much is needed. Mr. Kerr stated that the asphalt is required for the buses to come out and back in and also make the turn into the garage. A motion was made by H. Girardin and seconded by R. Mitchell that Minor Variance Application #08-A-14 be deferred. The motion carried with a vote of?ve (5) in favour and zero (0) opposed.
