LEISURE LAKE CO-OP BOARD OF DIRECTOR'S MEETING OCTOBER 10, 2017 The meeting was called to order by President Bob Sager at 9:00 a.m. Roll Call: Present were President Bob Sager, Vice President Paul Kuz (via phone), Treasurer Bill Neuhaus (via phone), Secretary/Assistant Treasurer Bonnie Pfister, Directors: Pat Killock, Jean Ann McCormack, Bob Olmsted, Kathy Piehl (via phone) and Case Hoffer (via phone). Minutes: Bonnie read the minutes of the previous meeting of April 11, 2017. There were no corrections so the minutes will stand approved as read. Correspondence: minutes. Email from Mary Lou Giannone was read and it is attached to these Treasurer's Report: Bonnie read the Treasurer's report for Bill Neuhaus and it is attached to these minutes. Manager's Report: John read his Manager's Report and it is attached to these minutes. Report of Officers: Jean Ann McCormack - She stated that we have been experiencing power outages lately and it isn't good for our computers or TVs. She also asked if Bob Sager had contacted Charles Smith in regards to a Stop Light on 8 th Avenue and 33 rd St. She also asked if the lawnmowers could lower their machines and cut the grass closer near the lake so the fishermen wouldn't step on red ant hills. Pat Killock - reported on FLAROC and their meeting which is scheduled for Nov. 17th at Golf Lakes. She also reported that FEMA is having a meeting at the DeSoto Mall today from 8 a.m. to 8 p.m, for information on what you can or cannot do after a hurricane. Pat then went on to discuss raising our Maintenance Fee by $3.00 a month. She explained why she would like to do this for more money to go into our Reserve Account. Pat Killock made a motion to put a third option in the letter going out to the Shareholders this week to raise our Maintenance Fee to $150.00 per month starting in January 2018. Bonnie Pfister 2 nd the motion. Discussion was had. Vote is as follows: Bill Neuhaus No, Case Hoffer No, Paul Kuz No, Kathy Piehl No, Jean Ann McCormack No, Bob Olmsted Yes, Bonnie Pfister Yes, Pat Killock Yes and Bob Sager No. Motion was defeated by the Board of Directors. There will be No third Option. Bill Neuhaus thanked John and everybody who helped with cleaning up our Park.
Case Hoffer - Had a question on our Insurance Certificate. Do we track who has Liability insurance? John told him no, but he does know who doesn't have it. There was much discussion on this matter. It is a Rule in our Park. John will send out letters to the people that don't have Liability Insurance and to those who don't respond, those names will be turned over to the Board of Directors to follow up on. Kathy Piehlhurricane. very thankful that our park didn't suffer too much damage from the Paul Kuz - Asked about the lady who had a handicapped child who wanted to purchase a place in our park. John stated that she just stopped communicating with us. He also wanted to thank John, Ray and everybody else who helped clean up the park. He then asked John to write a letter in regards to 133 Lakeview Drive. Car in the driveway with flat tires. Bonnie Pfister thanked everyone who helped with the cleanup of our park. She also stated that Leisure Lake now has a Facebook page. Bonnie also stated that she keeps people informed with information and pictures on what happens in the park especially after storms, etc. Bob Sager - Spoke on the November inspections that will be taking place. He has noticed many houses with overgrown bushes and a lot of junk in driveways. Bob then explained what is being done to fill our job opening for a new Manager. We have received at least 25 resumes. We are waiting until the whole Board returns before making a decision. He asked when they will return and they should all be back by the end of October. We as a Board will then have to have additional meetings to decide on a new Manager. He would like to have the person in place by the middle of December because John is retiring on January 19, 2018. He then discussed an Outside Audit. He also stated that he has a list of vendors to {"IX damage to roofs, carports, etc. They are licensed and insured. He then talked about proxies and getting them in for our November Shareholder's meeting. He also stated that if you would like to run for the Board of Directors, you have to get your information in to the office or the Secretary by Monday, December 11, 2017 by 12 noon. Bob then stated that we have to change our March 6, 2018 meeting to Friday, March 9, 2018 at 9 a.m. due to setting up for the Artisan Show. He asked John about the fountain and John stated that we have to get an Electrician to rewire it. Jean Ann McCormack then asked about Legal Matters Lot 53 on how long this may take. John told her approximately 2 years minimum. She then asked about Lot 81. The Bank wants bids on this property. John said he would get more details and have answers by our next meeting which is October 20 th Unfinished Business: to the Stop Light. New Business: Bud Aguiar of 537 Grove Circles asked where he could get a copy of our Minutes. John told him leisurelakevillage.com or net. Bud stated that Liability Insurance was in our lease agreement and hard to enforce. Gail Springer of 129 Lakeview Drive stated that if it's in our Rules there should be a method to enforce it regarding Liability Insurance. Lynn Potts of 447 Kaiser Drive talked about dogs on an extended leash. She stated that people were letting their dog go on other people's property to do their duty, but they weren't picking it up. Beverly Hamilton 150 Shady Lane talked about a golf cart with two people and a dog with No leash, dog doing his duty and they didn't pick it up. Bob Sager said you call me and I will try and catch them. Margaret Hayes of 469 Kaiser Drive stated that she used to be a dog lover, but asked if people would please be considerate when letting their dogs do their business on other people's property. Paint just doesn't take care of it anymore. I think a new type of pool deck is in order. Swales We have been waiting all summer for the rains to stop so the necessary repairs to the swales on the North/Ease end ofthe park could be made. Still waiting. Many park residents stepped up and made a difference. Common Grounds Damage Our insurance policy for clubhouse one is $905,000 with a 5% hurricane damage deductible. Replaced all ceiling tiles in pool room clubhouse one. ELECTRlCALISSUES 1. 473 Church Rd. - Removed unused electrical panel. 2. 429 Tropic Dr. - Removed unused electrical panel. 3. 127 Lakeview Dr. - Rear of home - removed (3) unused disconnect panels. 4. Installed new duplex receptacle at soda machine. s. Installed (2) new duplex receptacles just outside of kitchen screen. 6. Certified electrician checked out pool grounding circuit, everything. All is OK.
