Lionard Luxury Real Estate Via de Tornabuoni, 1 50123 Florence Italy Tel. +39 055 0548100 Tuscany Argentario EXCLUSIVE VILLA FOR SALE IN GIANNUTRI DESCRIPTION The untamed beauty of the Island of Giannutri, with all the scents and colours of the Mediterranean, is fully a part of this unique exclusive villa for sale which is facing out onto the sea of Argentario. The luxury home measures 500 m2 and boasts large terraces offering splendid views from the above the ample grounds, which lead directly to the sea. Immersed in a naïf, primitive natural setting, the exclusive beach is bathed by the sea of this Nature Reserve of the Tuscan Archipelago, reachable even by air, thanks to the nearby heliport. The very limited number of villas found on this paradise guarantee the utmost privacy and quiet. The luxury house is subdivided into a main exclusive villa of 255 m2, plus four smaller units. An immense portico surrounds almost the entire house: done in a rustic style, it is decorated with wrought iron and natural marrow, while Roman capitals serve as surfaces for the display of unique decorative elements in ancient stone. There's a gazebo in the middle of the ground from which to enjoy the sight of the brightly coloured ornamental plants on summer days: the fuchsia of the

bougainvillea, the white of the jasmine and the emerald green of the trees and hedges, while the rugged appearance of the Indian figs is softened by the gentle scents of the myrtle, helychrisum and the bergamot. The entrance from the outside leads to a double living room where leather upholstery, blue alabasters and stuccoed walls create an atmosphere that definitely hearkens back to the 70 s: a style also followed down in the other four residential units, each of which features a specific colour and a distinctive, all the units being subdivided into one or two double bedrooms plus a living area with a hideaway kitchen, a bathroom and terraces and porticos where breakfast becomes a moment of sublime triumph for all 5 senses. TECHNICAL DETAILS LOCATION On the days when visibility is best, the island offers a view that takes in the grandiose sight of the Island of Giglio, even stretching as far as Montecristo and the Promontory of Argentario. It is off this last piece of the mainland that the island with the unmistakable half-moon shape sits: Giannutri, the southernmost island of the Tuscan Archipelago, and the smallest, with its 3 km2 of surface area. The extraordinary beauty of the island is heightened by the crystal-clear waters that surround it and by the reminders of the past, framed in a natural setting that offers one of the most magnificent examples of biodiversity imaginable. Called Artemisia by the Greeks and Dianium by the Romans, in the Historiae of Pliny the Elder the island is referred to as a landfall for seaborne traffic towards Gallia ad Spain, as well as a vacation spot for wealthy Romans. The senatorial family of the Domitii Enobardi chose the island as a favoured place of residence, building the most prestigious seaside villa of the Tuscan Archipelago in the Cala Maestra inlet in the 2nd century AD. Once the property of Charlemagne, and subsequently donated to the Church, the island changed hands any number of times over the centuries and, finally, went to the reunited Kingdom of Italy. The Island of Giannutri has been declared a marine park, meaning that the authorities keep it under especially close protection and control: in the zone-1 areas, within 1 km of the coast, fishing and boating, including entry in the zone, stopping, anchoring and diving, are prohibited. In the zone-2 areas, fishing is regulated by the Park Authority. The main prohibitions are against fishing and scuba fishing. Residents are allowed to fish with poles and hooks, while non-residents must obtain authorisation from the maritime authorities. Motorboats can dock or set anchor for the night in the areas of Cala Maestra and Cala Spalmatoio.
