Situated in a prime position with excellent parking and public transport links in the busy Hyperdome Shopping Centre, 15 mins from Canberra CBD. The location is classified as District of Workforce Shortage (DWS), making it suitable and uniquely attractive for overseas trained Doctors. There are a few established medical practices in the area (all private billing), however they don t provide enough resources to meet present demand or manage projected growth in the area while meeting the needs of patients. The centre is equipped with the latest technology. It accommodates 7 doctors rooms, a treatment room, in-house Pathology, a large comfortable waiting room, a back office, staff kitchen and bathroom. Nurse and administrative support and well trained reception staff make the centre a patient-friendly place and create an efficient and pleasant work environment for doctors. Hyperdome Medical Centre has already been expanded once since opening due to ever increasing patient numbers. Currently all services are 100% bulk billed, however this may change in the future. The centre is open 7 days a week; 7am 9pm on weekdays and 8am 4pm on weekends. Outside regular opening hours patients are seen through our deputising service. Patients are encouraged to make appointments in advance, either over the phone or online. The centre's website www.hyperdomemedicalcentre.com.au offers a fully integrated online appointment booking facility. Generally appointments are booked for either 10 or 20 minutes. From its opening Hyperdome Medical Centre attracts about 1000 new patients a month. This trend is expected to continue over the next several years. The centre is projected to have an active patient base of 25-30,000 by 2018, requiring the services of 10-15 GPs. Hyperdome Medical Centre is equipped with the latest IT infrastructure. It uses Best Practice software, arguably the best clinical software in Australia. Doctors can also remotely access the computer system enjoying extended capabilities and convenience to perform administrative tasks from home. 2 P age

The practice nurse is also trained to help in areas of patient care with tangible financial benefits to doctors. In addition it s worth noting that Medicare pays a bulk billing incentive (for patients under 16 and pensioners) of $9.25 as opposed to the $6.15 in similar locations. About 50% of all consultations fall into this category. The clinical software in combination with a letter inserter and a franking machine can generate and send recall letters, reminders and any kind of targeted correspondence in large volumes. The waiting room is equipped with a kiosk, where patients can check-in for an appointment and confirm their personal details in privacy. The company recognises that GPs are its greatest asset. This recognition manifests in a number of different ways starting from an attractive remuneration package (see our Earning Potential Calculator on our website). GP s prepared to work after hours are remunerated accordingly. The package further rewards doctors for the time they contribute to training of Registrars and IMGs. Loyalty and long term commitment are also rewarded by attractive share options in the company. Doctors are encouraged to build their own practices in an entirely sovereign way. pport etc. There are no restrictive covenants in work contracts. The relationship between the doctors and the company is based exclusively on mutual benefits. TUGGERANONG - ACT The district of Tuggeranong is the southernmost centre of our Nation's capital, Canberra. The district comprises 19 suburbs and occupies 117 square kilometres to the east of the Murrimbidgee River. At its heart is Lake Tuggeranong which has a surface area of 140 acres and is popular for recreational activities including a 7 km bike track that winds around the surrounds of the lake. It is here where the town centre is located and it includes a major shopping centre (Tuggeranong Hyperdome), a College for students aged 16-18 yrs, a library, community centre and Arts centre. The surrounding area is mainly offices for the ACT and Australian governments and an extended café and retail scene. An easy 15 minute drive into the city of Canberra, Tuggeranong s location makes it ideal for moving around Canberra and beyond. Its extended surroundings consist of vast pastoral leases, and Nature reserves, giving it both a rural and cosmopolitan feel. It has easy access to Canberra's biggest attractions, such as the National Zoo, the National Museum, art galleries, the newly finished arboretum, biking and walking trails as well as Lake Burley Griffin. To the south is Kosciusko National Park, Thredbo and Selwyn ski villages and to the east the beautiful South Coast of NSW. Tuggeranong has a strong history with cave paintings and Aboriginal artefacts discovered in the area confirmed has been occupies by the original inhabitants for over 21,000 years. Not only does this means that provider number applications are looked on very favourably in this area but also a high patient volume, opportunity for extended hours and scope for offering more specialised medical services. Tuggeranong is supported by a Walk In Centre, staffed by registered Nurses, that is open seven days a week. Within a 15 minute drive from Tuggeranong is the Canberra Hospital. A public hospital that is a tertiary level centre with 672 beds. It is the major teaching hospital for the National University Medical School. 8 P age

The future of Tuggeranong A master plan has been developed to outline a vision and to guide growth and development of the Tuggeranong town centre over the next 30 years. Key areas include: the Hyperdome, which is a large shopping mall (approximately 70,000m2 ) containing several supermarkets, department stores and other large retailers Australian Government buildings (Centrelink) towards the western side of the centre Lake Tuggeranong College, which includes the public library and sits on the lake edge Community facilities such as the health centre, arts centre, Communities@Work and the Salvation Army church mainly recreational facilities on the northern part of the centre including a skate park, swimming pool and the formally landscaped town park; an oval and archery facilities are on the western perimeter of the centre, and a significant area of surface car parking. Opportunities Significant capacity exists for infill and increased density to support business, increase local employment and enhance/frame/capture views. Increase residential development around the centre to expand its catchment population. Develop as a self-sufficient town with places for work, recreation, shopping and living. Reinforce and define the town centre s boundary (Rowland Rees Crescent and Athllon Drive). Retrofit the main structure of the centre its streets so they offer a permeable and uninterrupted network of walkable spaces. Reinvent the centre's streets with greenery, paths and water sensitive urban design to create a sense of place and character: reduce perception of walking distances and improve environmental quality. Connect to existing adjacent assets Pine Island reserve, Lake Tuggeranong, Murrumbidgee River. Enhance links into the centre (pedestrian, cyclist and transport) from surrounding areas to encourage visitation. 9 P age

HYPERDOME SHOPPING CENTRE Hyperdome Medical Centre is conveniently located in the Hyperdome Shopping Centre in the heart of Tuggeranong. Two hours free parking in 2232 car spaces, 24hour security, 7 day trading and late night shopping make it an attractive regular destination for around 87,000 people. It s located approximately 20km from Canberra City to the South. The centre currently contains 7 major stores and 183 specialist retailers over two levels, including a cinema complex, dining precinct and homemaker hub.
