General Board Meeting Minutes 12 June 2016 Meeting called to order at 11 am. Trustees in attendance: Dave Lauro, Barry Vogt, Eileen Conway, Joe Finlaw, David Herwig, Lisa Reynolds Residents attending the meeting: See attached sign in sheet. May General Board Meeting May 2016 General Board Meeting minutes were reviewed and approved; Motion by E. Conway; second by B. Vogt; all in favor. Treasurer s Report May payables $49,384 from the Operating fund including costs to paint and seal the basketball courts; costs to remove tress and grind stumps from the Lighthouse Island area; payment to EDA Engineering (looking into drainage improvements in/around the boat yard area). YTD balances (see attached May Spending Report) o Operating $277,137 o R&R $395,128 o YTD Total $665,265 Motion by E. Conway; second by L. Reynolds; all in favor. Dave Lauro Lifeguard Lucas Spicer hurt his leg and will be unable to serve as lifeguard this season; the Board is looking into other candidates. Memorial Plaque the Memorial plaque has been purchased, and will be installed in the Pavilion for all to see. Plaque name tags can be purchased at the Office for $5 each (First Name, Middle initial, Last Name plus Unit number) or $7 each (First Name, Middle/Nick name; Last Name plus Unit number). Plaques MUST be paid for when ordered. On site ATM One of our Unit Owners1 owns and maintains ATM machines. The Board approved placing an ATM in the Game Room for the convenience of Unit Owners. Property management all Unit Owners are reminded of their responsibility to maintain their property in an appropriate, safe, and healthful manner throughout the summer season. Barry Vogt Security has started every night since the Memorial Day weekend. Yard Sale this year s Yard Sale was a great success with had 23 tables sold and lots of foot traffic. Thanks to the volunteers who helped set up and take down in support of this event. Eileen Conway Nothing at this time. Playground a new playground climber has been installed in the playground area. David Herwig Nominations and election to the Board David reviewed the revised Election Nomination letter and Candidate Information Form. Mike Biddle (Unit 268) has agreed to serve as Chairman of the Nomination and Election Committee. Lisa Reynolds Nothing at this time. Mike Pangburn Please submit Arch Reviews at least a few days prior to each month s Board Meeting to ensure that Maintenance has time to conduct reviews, check lot lines and setback measurements, etc. prior to the meeting and not delay Review approvals. The basketball courts have been sealed, painted, and re lined. Repairs to the Gaga Pit area (in the old tennis area) are underway, with target completion of all work by the end of June 2016. EDA Engineering was on site conducting information research in support of improving water management in/around the boat yard area. Tree removal in the Lighthouse Island BBC got a great price from Robert Brown Tree Removal for removal of scrub pines and grinding of stumps from the island behind the Lighthouse. This is the first of many phases of development for this area over the next year. Board of Health Inspection BBC passed this year s BOH inspection. Fence fabric will be installed on fencing along Bank Road this week. Social Committee Dave and Ginger Clegg (and associated volunteers) did a great job re: operating the Hot Dog Stand during the Memorial Day weekend. The Board asks anyone interested in helping Dave and Ginger with the hot dog stand to contact them (Unit 271). All residents are encouraged to review the Social Calendar for upcoming events, including: o June 24 Poker Night o June 25 Family Swim o June 26 Pancake Breakfast Old Business None at this time. New Business AEDs the Board approved the purchase of two (2) refurbished AED units (~$700 each) for placement in the Office, and the pool/hot dog stand area. Need to investigate costs for weatherproof storage cases, and check with our insurance company prior to initiating the order. Resident Issues 2 Bank (Judie Ghares) inquired as to the recent tree removal behind the Lighthouse; Mike P reiterated that removal of scrub pines is part of our overall stormwater management strategy (removing the scrub pines eliminates the mass of needles that clog storm drains and foul the lakes); and that tree removal is the first of several phases of work on the island over the next year. 151 Skimmer (Ann Cooke) inquired about tree removal and property lines. 122 North Lake (Teresa Decero) inquired about which tree service BBC would recommend for Unit Owners to use. The Board identified that there are lists of vendors available at the Office, and that the Board cannot recommend one vendor over another. BCCA June 2016 General Board Meeting Minutes Page 2 of 3
22 Bank (Jim McCabe) inquired as to responsibility to trim/clear dead tree branches. The Board responded that dead trees/branches on Unit Owner property is the Unit Owner s responsibility; dead trees and branches on Common Elements are the Association s responsibility and will be removed by Park Maintenance.
