Introduction PROJECT ESSENTIALS Juffair Square is an open-air lifestyle retail development under construction in the Juffair area of Manama, Bahrain. The centre will comprise 5,441m² of GLA spread mainly on the ground floor and set around a central plaza. Of the total GLA, 1,813m² will be located on the first floor. In line with government forecasts, we have projected the population growth rate to accelerate to 2.6% over the next ten years, to reach 503,000 by 2028. Based on latest census data, the population comprises around 20.5% Bahraini citizens, or around 80,000 in 2018. The remaining population includes 70.6% Asians, 4.6% non-gcc Arabs, 1.6% European. Of the expatriates, around 73% were male. The population increased by an annual average of 2.9% between 2010 and 2018, with slightly faster growth among the expatriate community. Tourists Visitor numbers, as per the government data on inbound tourism, increased from 9.7 million in 2015 to 12.7 million in 2017, while tourist spending increased over the same period by around 51% to BHD1.6 billion. A popular location for visitors, particularly for Causeway visitors, owing to its reasonable prices and proximity to the centre of Manama and the shopping district of Seef, there are over 50 hotel and hotel apartment properties in Al Juffair.
