THE GLENVALE DEVELOPMENT TOOWOOMBA AUSTRALIA S REGIONAL CAPITAL

TOOWOOMBA: A SNAPSHOT As Australia s second largest inland city, Toowoomba, continues to grow as a Regional Capital with over $13 billion in infrastructure projects and over $5.7 Billion in ongoing economic activity. As of June 30 2016, Toowoomba has an official population of 164,595. With further economic growth the region, this is set to generate an additional 30,000 jobs by 2026, increasing to 50,000 by 2041. Further, this is improved by the region expecting another 32,830 households to move to the area by 2031. This creates what our building and sales partner, Homecorp, calls the Golden Cycle for investors, which provides long-term population growth, infrastructure and jobs. ECONOMIC GROWTH IN THE BILLIONS Economic growth in the region is around 3.5% per year over the past decade, exceeding QLD s State average of 3.1%. Research by accountancy group PwC for the Regional Australia Institute says the regional economy for Toowoomba and the Surat Basin could more than double by 2031. With the introduction of the international Brisbane West Wellcamp Airport, there are new business opportunities opening up for local industries. This includes the introduction of food and agriculture export to Asia, a booming market for the region. Key Economic Numbers Exports to domestic and international markets generated $4.3 billion to the economy Agriculture, Forestry and Fishing contributed $770 million to the Toowoomba Region focused on grain, poultry, cotton, beef, pork and dairy products Manufacturing contributed $646 million to the Toowoomba Region The CBD employment of Toowoomba focuses on education and the healthcare sectors as the major hub for Regional QLD REFERENCES: http://www.tr.qld.gov.au/community-business/business-support/ economic-development/7260-economic-profile http://economy.id.com.au/toowoomba/unemployment http://specialreports.theaustralian.com.au/523460/2 The Toowoomba Region Economy alone is worth more than $10 billion a year

TOOWOOMBA: THE FUTURE Economic Areas Toowoomba has been ranked as one of Australia s most family friendly cities with a house price to income ratio lower than most of South East Queensland. Under the Queensland Government s recently released South East Queensland Regional Plan (released 2017), Toowoomba has been slated as an area for major expansion, and has been noted down as a Regional Economic Cluster. This means over the next 20+ years, the Queensland Government is looking to Toowoomba for continued economic growth and infrastructure investment. This cluster is located directly over the Glenvale Development Site, making it potentially in a good location to take advantage of future economic growth. TOOWOOMBA: THE FUTURE This same report shows there will be a requirement for an additional 20,300 dwellings by 2041. That s on average an additional 959 houses every single year from 2017. Toowoomba (Urban Extent) Toowoomba enjoys an enviable unemployment rate of only 4.88% in the March 2017 quarter compared to QLD s 6.40% in the same quarter.
