1 Mission Statement Marriott Syracuse Downtown (Former Hotel Syracuse)
Company Introduction Marriott Syracuse Downtown Grand Ballroom Brine Wells Development, LLC was formed in 2014 with a focus on hospitality and historic rehabilitation development including program and project management services. The firm has a core group of stakeholders who have extensive experience in the industry and seek great opportunities to collaborate with other companies to create notable developments. We provide unique perspectives to projects due to our design, construction and asset management backgrounds. Prior to the founding of Brine Wells, its partners completed over $2.5 billion of hospitality renovation and development over their combined years of experience.

Partners Ed Riley, CEO Ed has 40 years of experience in design, construction, real estate development and hotel operations. In August of 2014, Mr. Riley resigned from Pyramid Hotel Group as their Sr. Vice President for Design, Construction and Real Estate to focus on the Hotel Syracuse rehabilitation with reopening as Marriott Syracuse. Several projects included such historic properties as renovations to Arizona Biltmore Resort in Phoenix, Claremont Resort in Berkeley, California, and the Fairfax at Embassy Row in Washington, D.C. Prior to joining Pyramid, Mr. Riley was Vice President of Resort Development at Interwest Placemaking in the Reno/Tahoe office. Mr. Riley was also Director of Development for Marriott Resorts in Hawaii, involved in design and construction of several resort properties with budgets totalling 1.1 billion dollars. As a founding partner in Waterford Development, Mr. Riley was an owner/partner in Marriott Courtyard and Springhill Suites properties in Northern New Jersey and Philadelphia areas. Mr. Riley was previously a Development Manager with Pioneer Development Company in Syracuse, New York responsible for projects in Massachusetts, New York and Michigan. He also was Architect of record and co-developer of several historic restoration projects in Armory Square area of downtown Syracuse, securing the historic rehabilitation tax credits for Bentley-Settle, Piper-Phillips, the McArthur, Worth & Cooney buildings and appointed by Mayor Tom Young to the Armory Square Development Task Force. Mr. Riley attended architectural school at Onondaga Community College and Syracuse University, is a licensed Architect in New York State, and actively maintains his registration Al has over 30 years of experience in finance and accounting in several industries including construction and development. He started his career in banking and has held positions as Controller, VP of Finance and CFO. Mr. Gough has experience in conventional lending, asset based securitization, tax exempt bond, and other asset based lending as well as grant funding and Historic Tax Credits. He managed the first permanent loan for Carousel Center, a super-regional shopping center in Syracuse, NY. This financing was the largest single asset securitization at the time on Wall Street at $225M and also included an additional $25M in tax exempt municipal bonds. Mr. Gough has also overseen other construction, expansion and renovation project financings for Pyramid Management Group, a shopping center developer, based in Syracuse, NY. Most recently Al has worked on financing for the latest Brine Wells project, restoring and renovating the Hotel Syracuse into the Marriott Syracuse Downtown. The Hotel is being restored back to its 1924 grandeur in the lobby, ballrooms and other common areas, while the guest rooms will be renovated to current Marriott standards. The project is financed through a combination of conventional financing, State grants and historical tax credits.
Principle Associates Andrea Pelletier has 30 years of experience in the construction industry in project management, design management and facilities management. Ms. Pelletier s experience has included participation in projects ranging from master planning development and ground up construction to renovation and remediation of environmental issues in the hospitality, golf resort, historic building and public works sectors. She has worked with independent developers and owners, as well as with properties branded under the Marriott, Starwood and Hilton flags in California, Hawaii, New Mexico, Arizona and New York.

Development Projects Hyatt House, Syracuse The proposed Hyatt House was previously a Hilton Hotel originally constructed in the mid-1980 s and closed since 2003. The property was in the process of being converted into apartments but work ceased and the project abandoned. The Hyatt House conversion includes 120 guestrooms with the brand programmed amenities. The Brine Wells team has been retained to provide program management, interior hospitality design and construction service including procurement, entitlement and permitting, along with pre opening services and coordination with Hyatt Brand. Total estimated cost for this project is $18.4MM. Estimated completion of this work is Spring 2019.

Project Management Westin Las Vegas, Las Vegas, Nevada The Westin Las Vegas is an existing 826 room hotel with associated brand amenities. The project program included an extensive property improvement plan negotiated with Starwood Hotels & Resorts as well as repositioning of the ground floor, lobby and food and beverage areas. uses and expansion of the meeting space. The Brine Wells team was retained by the ownership group to program and construction manage this repositioning effort. Total project cost is estimated at $35MM. Completed July 2018.

All public space gets renovated including reprograming of the lobby level which includes a new restaurant, lounge, fitness center and check-in experience. The scope of work includes upgrades to the infrastructure and exterior envelope. Total projected cost is $19.7 MM.
