Innovative Property Developer in China Established in 2004 and listed on The Stock Exchange of Hong Kong (Stock Code: 272) in October 2006, Shui On Land Limited is the Shui On Group's flagship property development company in the Chinese Mainland. Headquartered in Shanghai, Shui On Land has established a solid foundation in the Chinese Mainland and has a proven track record in developing large-scale, mixed-use city-core communities and integrated residential development projects. Shui On Land develops innovative and high-quality residential, office, retail, entertainment and cultural properties in the Chinese Mainland. Shui On Land applies its hallmark approach of masterplanning to all projects to ensure that developments are fully consistent with government objectives in economic development and urban planning while simultaneously incorporating local historical and cultural characteristics into our designs and planning. Manifesting the Total Community concept, our projects provide a unique environment enabling life enrichment of Live-Work-Play. The Company s landbank stood at 12.5 million sq.m. (10.3 million sq.m. of leasable and saleable GFA, and 2.2 million sq.m. of clubhouses, car parking spaces and other facilities). Its eight projects, in various stages of development, are all situated in prime locations within the key cities of Shanghai, Chongqing, Wuhan, Dalian and Foshan.

Shanghai Shanghai Taipingqiao A city-core, mixed-use redevelopment project consists of residential, office, retail, entertainment and cultural properties at the heart of Shanghai and blends the architecture and charm of Old Shanghai with modern features and amenities. The main components of this project are: Shanghai Xintiandi This internationally acclaimed restoration area, a retail and entertainment locale that preserves architectural and cultural heritage with injection of modern and trend-setting elements, houses some of Shanghai's top restaurants, bars, shops and boutiques and has a gross floor area of approximately 57,000 sq.m. The North Block of Shanghai Xintiandi won the 2003 Award for Excellence from the US-based Urban Land Institute and is the first project in the Chinese Mainland to receive this international award. Xintiandi Style Xintiandi Style is the first and only indoor shopping mall under the Taipingqiao Project. It aims at providing a platform to nurture Chinese designers and allow them to communicate with world-class international designers. Apart from the international fashion brands in our mall, Asian designer brands are coming to Xintiandi Style and ready to start a new fashion era in Shanghai. Lakeville This extensive prestigious lakeside residential development project adjacent to Shanghai Xintiandi covers a planned gross floor area of 534,000 sq.m. Phase 1, The Lakeville, recalls the style of Old Shanghai Shikumen courtyard houses and has a gross floor area of approximately 46,000 sq.m. Phase 2, Lakeville Regency, echoes the Art Deco style and has a gross floor area of approximately 130,000 sq.m. Phase 3, Casa Lakeville, adopts the style of modern minimalism boasting a gross floor area of approximately 98,000 sq.m. Corporate Avenue This project, with a planned gross floor area of 390,000 sq.m., features Premium Grade A office buildings with commercial complexes. The completed Corporate Avenue phase one is inspired by the Art Deco style of the 1930s, phase two will be built in a modern style.

Shui On Plaza Shui On Plaza is a 26-storey Grade A office and commercial development comprising a total gross floor area of over 78,000 square metres including 30,000 square metres of commercial space. Strategically located on Huai Hai Zhong Road, it is one of Shanghai's most prestigious office buildings. Since its completion in early 1997, it has achieved over 95% occupancy with tenants consisting mainly of major multinational corporations. This project has won the "Bai Yu Lan" and "Lu Ban" Awards, the highest acclaims for building construction in Shanghai and the Chinese Mainland, respectively. The Langham Xintiandi Shanghai The Langham Xintiandi Shanghai is located at the gateway to the vibrant Xintiandi entertainment area surrounded by fashionable dining, luxury retail shopping and also adjacent to key businesses situated along Huai Hai Road. The hotel offers enchanting hospitality in an ambience of modern luxury and elegance along with up-to-date technology suitable for both business and leisure travelers. Since 1865, exceptional service, luxury and innovative design have been the hallmarks of the Langham legacy. Those traditional continue today at The Langham, Xintiandi, Shanghai.

Knowledge and Innovation Community (KIC) This city-core development is located in the Yangpu District, covering about 800,000 sq.m. planned construction area and surrounded 10 universities and colleges, aims to create an environment for technological innovation and entrepreneurship. Inspired by the Silicon Valley in the US and the Left Bank in Paris focusing on education, technology, culture, research and development, it is designed to provide Live-Work-Play accommodation and create an innovative knowledge community that attracts, nurtures and retains top talents. KIC consists of four major functional zones, namely KIC Plaza, KIC Village, KIC Venture Park and the Jiangwan Sports Centre. Its planned total gross floor area is approximately 530,000 sq.m.. Rui Hong Xin Cheng (Rainbow City) Rui Hong Xin Cheng is located in the center of Shanghai s "golden triangle", formed by the Bund, North Bund and Lujiazui business districts. With a total development area of 1.7 million square meters, Rui Hong Xin Cheng is the largest high-end residential project within the city s inner ring and when completed, will be a comprehensive modern life-style center complete with high-end residences, entertainment, fashion and food and beverage retailers, boutique hotels and high-end offices. Rui Hong Xin Cheng is 7 minutes from the Bund, 10 minutes to Lujiazui, and 15 minutes to People Square by car, and the project is also served by metro lines 4, 8, and 10, making this an exclusive and convenient location.

THE HUB THE HUB is located in Hongqiao Commercial Zone right next to the transportation hub. With a site area of 6.2 hectares, it will have a planned gross floor area of 380,000 sq.m. THE HUB - Hongqiao Tiandi is designed to be an urban complex comprising function of showroom, office, hotel, shopping, F&B, entertainment, performance & exhibition. The development aims to be a new landmark as well as a new business and lifestyle platform serving the entire Hongqiao Commercial Zone and the 75 million population of the one-hour economic zone encompassed by High Speed Railway. Chongqing Chongqing Tiandi Chongqing Tiandi is adjacent to the central business district in the Yuzhong District of Chongqing, this city-core redevelopment project is positioned to support Chongqing s development into a commercial and financial hub for Western China. With a planned gross floor area of 3.6 million sq.m. upon completion, Chongqing Tiandi will be seamlessly integrated with the city's central business district. Wuhan Wuhan Tiandi Located in Hankou city centre, this city-core development project is situated on the Yangtze River front with an unrivaled view of scenic Jiangtan Park. Similar to our Taipingqiao project in Shanghai, it is a mixed -use city-core development comprising residential, office, hotel, retail, F&B and entertainment facilities. With a site area of 61hectares, it will have a planned gross floor area of 1.5 million sq.m.

Dalian Dalian Tiandi Located in the southwestern part of Dalian, this is a large-scale, mixed-use, integrated development project. Shui On Land has accepted the invitation from Shui On Group to jointly develop Dalian Tiandi with Shui On Construction and Materials Limited (SOCAM) and Yida Group. With a total developable gross floor area of approximately 3.54 million sq.m., this project consists of software park, office, residential, commercial education facilities, hotels and an area for Xintiandi type development. Foshan Foshan Lingnan Tiandi Situated at the centre of Zumiao Donghua Lane in Chancheng District of Foshan, the site area of the project is about 1.5 million sq.m. Shui On Land will preserve Foshan s tradition and blend it with fashionable elements and modern facilities for a quality city-core integrated development. The project will include office, retail, hotel, cultural facilities and residential complexes.
