Lionard Luxury Real Estate Via dei Banchi, 6 - ang. Piazza S. Maria Novella 50123 Florence Italy Tel. +39 055 0548100 Fax. +39 055 0548150 Umbria Perugia Farmhouse in Umbria DESCRIPTION Structurally in excellent condition thanks to the skilled and important restructuration work, the villa is based in the pleasant location of Umbria in the province of Perugia. Situated on a hilltop, it enjoys breathtaking views of the surrounding countryside. In a quiet area, completely immersed in nature the villa is perfect for anyone who wishes to live in direct contact with nature, passing relaxing moments away from the chaos of the city. Furnished in a plain rustic style the villa makes simplicity and good taste its real strong points. The antique terracotta flooring perfectly matches the bordeaux of the living area walls, the open wooden beams and two attractive fireplaces bestow an additional sense of livableness during both the summer, and winter seasons. The structure includes five bedrooms, three bathrooms, two living rooms, a drawing room, dining room, kitchen, and a downstairs laundry room and bathroom. The attractive arched porch, highlight of the villa, lends itself as an ideal place for a countryside lunch, dining alfresco in the shade protected from the heat of long summer days. Previously there was a workshop in the space which is now the cellar.

In a panoramic position in close proximity of the villa there is a swimming pool (16m x 14m), constructed in the grounds of splendid olive trees. The surrounding agricultural land is in part cultivated with vineyards and in part woodland. TECHNICAL DETAILS LOCATION Today still enclosed within a perimeter wall dating back to the XVI century, the village is situated in the north of Umbria, on a slight high-ground stretching out along the Tevere valley. After heavy pillaging and various episodes of destruction dating back to the barbarian invasions, it was eventually reconstructed by the bishop. During the medieval period it was alternatively subject to Perugia, to the church or to Florence, only passing definitively into the hands of the Papal State in the XVI century, at the time of Cesare Borgia. Impressive artistic and religious history is testimony to the striking impression given by fine antique buildings that were once home to antique administrative structures. Among those that stand out are the Palazzo del Podestà, of baroque structure, and the Palazzo Comunale, of gothic style. Renaissance culture is brought back to life during fairs and town festivals (such as themed town festivals based on truffles, chocolate, wine and various olive oil tastings), and also during other traditional initiatives assisting in craft and agricultural exhibitions, proof of the identity and strong roots of the Umbrian people, while also representing a powerful attraction for tourists from every part of the world. Its tourism is most definitely strengthened by the nearby hot natural spring baths (termale), appreciated and renowned all over Italy. Visiting artistic beauty, following naturalistic trails, enjoying marvelous nature, to then relax and dedicate oneself to the health and well being offered at the spring baths, in fact thanks to the high standards of service offered, the Terme (baths) have gained first a class recognition of Super, Terme di Prima Categoria.
