The hall and grounds were purchased by the current owners in the early 1960s and it was ran as a county club until the 1970s, at which point it was converted into their family home. Therefore, this is the first time in over 50 years, that Gelt Hall has been available for sale. Gelt Hall and its grounds is located to the centre of the small attractive Cumbrian village of Castle Carrock and the site benefits from Detailed Planning Consent (15/0974). Location and Situation Castle Carrock is a popular settlement located south of the A69, one of the main east/west arterial routes in the north of England. In addition, the M6 motorway is located 21km (13 miles) to the west allowing easy access to Scotland to the north and the Lake District and Lancashire to the south. The village provides a range of facilities including a public house, community hall, primary school and church, with the larger settlement of Brampton, located 6km (4 miles) to the north providing a wider range of services and facilities. Site Area The site, edged red on the attached plan, extends to 1.195 hectares (2.95 acres). We would advise all interested parties to satisfy themselves as to the accuracy of this measurement. Please note that the current driveway to the hall and the proposed new dwellings is owned entirely by Gelt Hall with a right of access over the initial driveway granted to Geltsgarth and White Garth and over part of the driveway to The Clock Tower. Gelt Hall Gelt Hall s construction commenced in 1863 by the Watson family and was to be their main residence upon returning to Cumbria from India, where they had made their fortune from the cloth and drapery trade. Although being constructed in the Victoria era, the main hall is typically Georgian in style, with symmetry and proportion being the key design feature. The predominant material is sandstone and the impressive front elevation consists of two matching bay windows, along with a portico made up of 4 Doric columns and a flat topped pediment. To the first floor are 6 matching sash windows, and the property is finished with a hipped end slate roof. Internally Gelt Hall benefits from numerous features and their retention as part of the conversion would create a unique selling point of the 2 properties. The principle rooms to the ground floor all benefit from oversized skirting boards, picture rails, coving, ceiling roses and sash windows, all believed to be original and the former drawing room houses a striking full height fire surround and over mantel. The main staircase comprises of stone treads and risers, right iron balusters and a wooden handrail with right hand volute newel. To the half landing is a full height picture window enjoying views over the properties gardens to the east.

The hall has already been divided several years ago (as identified on the attached red line plan) and the northern most part of the property now comprises of two dwellings. The first property, The Clock Tower is adjacent to the subject property and is accessed via Gelt Hall s main driveway.
