ANNUAL MEETING OF CURRY FORD WOODS HOMEOWNERS' ASSOCIATION MONDAY. JULY 18. 2016 AT 6;Q0 P.M. The Annual Meeting of the CURRY FORD WOODS HOMEOWNERS' ASSOCIATION, INC. was held on Monday, July 18th, 2016 at the Front Entrance at 6:00 p.m. The meeting was called to order at 6:10 p.m. by Kim Holland. Two other Board members and Mark Hills from Association Solutions were present. There being no quorum of the members the meeting could not move forward. However, only two candidate forms had been received and there were only two vacancies in respect of this 2016 election. As per Florida Statute the two candidates filled the two vacant positions. Terry Schaefer and Mike DeBartolo filled the Board positions each for a 3 year term. Current Terms and Positions are: Kim Holland Maria Nistri Marlisa Marlow Michael Debartolo Terry Schaefer 1 Year 1 Year 2 Years 3 Years 3 Years No other Business could be conducted as there was no quorum. Upon Motion made by Kim Holland, and seconded by Maria Nistri, the minutes were Mark Hills reviewed the February2016 financials with the Board of Directors. On a motion made by Maria Nistri and seconded by Kim Holland, the February 2016 financials were unanimously approved. Mark Hills gave the Board an up date on the delinquent accounts of the association. No old business to come before the meeting. Lights: The Board discussed the lighting at the entrance due to the fact that It is not very bright. Maria Nistri motioned to get an estimate to switch the 7 lights to LED. Linda Candelario seconds the motion and it is carried unanimously. The next meeting will be the Annual Meeting. Others Present: Mark Hills LCAM of Association Solutions. Quorum: Quorum was present with 3 of 6 board members and the meeting was called to order at 6:17 p.m. The Board reviewed the minutes of the Board Meeting, which took place on September 21*. 2015. Upon Motion made by Kim Holland, and seconded by Maria Nistri, the Minutes were Mark Hills reviewed the November 2015 financials with the Board of Directors. On a motion made by Maria Nistri and seconded by Kim Holland, the November 2015 financials were Mark Hills gave the Board an up date on the delinquent accounts of the association. Entrance Signs: The Board discussed the bids for the entrance signs, Upon a motion from Kim Holland to approve the bid from Fox Signs with option 2 as the design. This was seconded from Marlisa Marlow and carried unanimously. Trees: Mark Hills explained that they were Just waiting for the last piece of information on the additional tree trimming and this will be e mailed to the Board by the end of the week. The Association Members of Chickasaw Ridge Homeowners' Association, Inc., held thei Annual Meeting on January 5th, 2016 at 7:00 p.m. at Union Park Church of the Nazarlne located at 1670 North Chickasaw Trail, Orlando, FL 32825. The meeting was called to order at 7:00 p.m. by Bryan Morris. The following direc were present: Bryan Morris, Lisa Lincoln and Ray Vlvanco. Also present, Mark Hills L.C.A.M. of Association Solutions. Mark Hills presented the proof of notice to the membership. Mark Hills confirmed quorum was present with 6 proxies and 3 members In person present. Mark Hills asked the Board if any Board member was stepping down. The Board confirmed they were not. The being no further business for the Annual Meeting was adjourned at 7:03 p.m.

On a motion made by Maria Nistri and seconded by Michael Debartolo, the December financials were Nancy Hills gave the Board an up date on the delinquent accounts of the association. There was no old business to come before the board at this meeting. The Board discussed upgrading the front signage and whether they had enough funds available. They discussed Ideas and the general feeling was to keep the signs In character with the small friendly community. Nancy Hills advised that there was no expense In getting bids and this would give the Board some direction. Management will obtain ideas/bids before the next meeting. Discussion took place regarding a large trailer being parked at the back of the community. Nancy Hills will Investigate and contact the Board once at the legal stage, so the Board can make a decision on how to proceed. The next meeting will be a Board Meeting. (Three different styles) The Board asked for the off Duty Sheriff to be arranged. This will be for two occasions both Monday 3 weeks apart and both for 6am. With the main objective of catching speeding in the community. The next meeting will be the Annual Meeting. Board Members Present: Michael Debartolo, Kim Holland and Marlisa Marlow. Others Present: Nancy Hills LCAM of Association Solutions and 7 homeowners. Quorum: Quorum was present with 3 of 5 board members and the meeting was called to order at 6:13 p.m. The Board reviewed the minutes of the Board Meeting, which took place on April 22"^, 2015. Upon a motion made by Kim Holland, and seconded by Michael Debartolo, the minutes were Nancy Hills reviewed the August 2015 Financials with the Board of Directors. On a motion made by Kim Holland and seconded by Marlisa Mariow, the August 2015 Financials were Nancy Hills gave the Board an up date on the delinquent accounts of the association. The Board discussed the several quotes received In respect of the front entrance. The Board reviewed the designs with the homeowners present. The brick version with lettering seemed to be popular, but concerns were raised about whether it would stand out enough and the condition of the brickwork under the current sign. Also, whether there is brickwork under the current sign. The Board decided to look over the designs and will possibly view other signs in the vicinity. The Board will report back to management, so further quotes/designs can be obtained for the next meeting. 2016 BUDGET Nancy Hills reviewed the 2016 Budget with the Board, The main changes to the budget were the addition of $200 In respect of landscaping supplies, the Increase of general maintenance to $500 and an Increase on security services for off duty sheriffs to $750. This budget would increase the annual fees to $135. The Board discussed the budget and asked for homeowners for their Input. Upon a motion made by Mike Debartolo and seconded by Kim Holland and Marlisa Marlow, the 2016 budget was When sending out the budget letter, management will advise owners to contact them if they wish to spread the cost over three months vath no penalties. TREE TRIMMING The Board reviewed the three quotes. Before the Board make a decision It was requested that management try and obtain a quote from White Brothers and, if possible, the company that trimmed the trees about 9 years ago. Management will report back to Board once the new quotes have been obtained.
OTHER BUSINESS In the early moming (6:20 a.m. to 6:30 a.m.), Monday to Friday, vehicles are paiking on the front Island waiting for the school bus. Is It possible to advise the Sheriff or put up no parking signs? Management will Investigate possible solutions. The next meeting will be a Board Meeting.
