Georgia makes a Trip to the Springs RV Resort While John was away, Mary Smith (the owner) invited me to come out and see what the Springs RV Resort at Harrison Hot Springs, had to offer. With RV lots still available, Mary thought the John Lovelace Team would be a great way to get the word out. So I headed out, lickety-split! I was 10 minutes early for my appointment with the lovely Mary Smith and needing a washroom break, I was greeted by one of the Resort hosts who kindly showed me the way. Now brace yourself... I have never been in a public washroom with heated floors and finishes worthy of a high end hotel! I could have lived in there! The rest of my visit to The Springs RV Resort was one visual pleasure after another. You could see and hear the love that Mary and her team have put into the park! Absolute 5 star quality in the west coast/craftsman style buildings... beautifully landscaped using rocks from the local quarry, swimming pool, hot tub, games area, fireplaces... the list goes on and on. When we stopped at the children s play area, I spotted the original horse carousel from the Commodore Ballroom in Vancouver! The day was complete! Being a bit of a romantic... It takes a special person to lovingly preserve pieces from the past and that is something money cannot buy. What People Say about us... The summer of 2013... was the most relaxing summer I have had since we had children. As far as I am concerned The Springs is the Lower Mainland s best kept secret. The amenities rock. I have one child who is half mermaid and another who never wants to be at the pool for more than 45 minutes, and at the Springs, that s OK. I can stay with one child at the pool and my other child can leave the pool, play Foosball, ping pong or ride a bicycle in a safe no-speed zone environment. Everyone, and I do mean everyone we have met at The Springs are friendly, helpful and neighbourly. I have never seen such community spirit, it s simply wonderful. how it works frequently asked questions 1. Is the Resort on leased land? The Resort land is freehold. When you become an owner at The Springs RV Resort, you are purchasing 1/142nd of the whole property and your ownership is registered with the British Columbia Land Title Office. 2. How many acres is the Resort? How many sites does the Resort have? The Resort is 7.5 acres, including common landscaped recreational and social areas, with 142 RV lots. 3. How big are the individual RV lots? The lots are approx. 50 feet in length and vary in width. The average size is 30 x 50 or 1500 square feet. The lots are priced by square footage and by location within the Resort. 4. How much is the maintenance fee? The maintenance fee is tied to the operating budget approved annually at the Society annual general meeting. The maintenance fee for the past 3 years has been $120 per month, collected on an annual or quarterly basis. In addition, there is a potential for a small annual assessment of approx. $150 for any additional property taxes. 5. What do the maintenance fees include? The maintenance fees include all costs of operating the Resort, including: electricity, water and sewer for common property and individual RV sites pool operation and maintenance garbage removal landscaping and maintenance of common areas property insurance property taxes plus all other miscellaneous costs associated with operating and maintaining the Resort 6. When I invite friends or family to visit me at the Resort, do they have to pay a visitor s fee? Friends and family are welcome to visit and there is no guest fees charged. 7. Can family or friends use my lot when I m not at the Resort? You may allow friends or family to use your site when you are not there. You must register your guest with the Resort office before arrival. Owners are responsible for the conduct of their guests. 8. Am I allowed to rent my site out when I m not using it? Creekside, Premium and Springs Plus lots are designated as Exclusive Use and may only be rented out on a seasonal basis when not in use by their owners, to a maximum of 10% of the lots at anyone given time. Springs lots are designated Exclusive or Non-exclusive Use and may be rented out nightly, seasonally or used exclusively by their owner. 9. Is there guidelines on what I can build on my lot such as decks, sheds, gazebo, outdoor kitchen etc.? The amenity buildings have been designed in a Whistler cedar and stone style. This design standard and style is mirrored in the requirements for building on owner s sites. A standardized set of Building Guidelines and Rules and Regulations are in place. These guidelines provide a clear outline of what is allowable in order to maintain the design standards and overall appearance of the Resort. 10. Is the Resort open all year round? The Resort has limited services in the winter months but owners may use their site whenever they want. The majority of owners winterize their trailers by late November and re-open early March. The typical camping season is from April 15th to Oct. 15th when the Resort is open to the public. John Lovelace Team p.15

how it works frequently asked questions 11. What services are available on individual lots? All lots are fully serviced with water, 30 amp electric and sewer. 12. Does the Resort have internet? The Resort provides Wi-Fi access free of charge with a password. There is hardwired access in the laundry/computer area for use. 13. Is there cable connection provided at individual lots? Shaw cable is connected at the laundry/computer room and the amenities outdoor fireplace area for communal viewing. Owners may choose to connect satellite at their individual sites through either Bell or Shaw Direct at their own expense. 14. Is there security on the Resort grounds? The Resort is a gated community. The gates are closed during quiet time, from 11 p.m. to 7 a.m. The entrance is also monitored with a vehicle entry barrier arm which Residents can operate with a fob or proximity card. Guests to the Resort must sign in at the Office. There is either management or a caretaker on site year round for added security. 15. Are there laundry facilities? The Resort has coin-operated common laundry facilities located at the new amenities building. 16. Is the water supply from a well or municipal? The Resort is connected to the municipal water supply and the cost is included in the maintenance fees. 17. Is the Resort on a septic field? The Resort is connected to the municipal sewage treatment system and the cost is included in the maintenance fees. 18. Is there a playground? Yes, our fenced playground is located near the pool and new washroom building. The playground features a 1930 s antique carousel which the little ones love to ride. 19. Are there activities for the children? There are special activities geared towards our younger guests. During the summer there is an activity schedule posted at the office and online. Some of the highlights are craft hour, bike parade, scavenger hunt, and Bigfoot Kid s camps. On Friday nights during July and August there is an outdoor movie complete with popcorn. Families bring their lawn chairs and blankets and enjoy this memorable experience. Besides scheduled activities, there are lots to explore around the Resort: places to ride bikes, badminton, ping pong, croquet and let s not forget SWIMMING in the new pool, especially designed with a shallow area for the kids. 20. How far is it to the Village of Harrison and the beach? It is a two minute drive or a comfortable 10 minute stroll to the shops, restaurants and beach. 21. Is the Resort pet friendly? Yes. There is a large forested area designated as a dog walk. Two pets are permitted per site. All pets must be on a leash while walking through the Resort and doggy bag stations are provided. 22.What kinds of activities are in the area? The list of activities in the area is endless. Our favorites are golfing, fishing, boating, hiking, and swimming. For those who enjoy a different kind of recreation, there are lots of great restaurants and shops in the village and don t forget the Harrison Hot Springs Resort Spa! The area boasts attractions such as the Circle Farm Tour, Minter Gardens, Othello Tunnels and much more. The Village of Harrison sponsors events every weekend in the summer. John Lovelace Team p.16
