Access Statement for Willow Cottage Property Details Willow Cottage 4 The Square Lesbury Northumberland NE66 3PW Introduction Willow Cottage provides self-catering facilities for up to 4 people and a baby with the addition of a travel cot. No pets can be accommodated. The house is not generally suitable for those with disabilities, being constructed with 2 floors and all bedrooms being on the upper floors. The house is located in a small close in the heart of Lesbury, with one pub and one small village shop a minutes walk away. There is no house telephone provided, however there is mobile reception service which is patchy depending where you are in the cottage, but is generally good in the area. Smoke detectors are provided on both floors of the cottage and a fire blanket and first aid kit is provided in the kitchen. No smoking is permitted in the cottage. Pre-Arrival Marketing Marketing is carried out via the internet. Willow Cottage is advertised for letting via Coquet Cottages, who handle all bookings administration. The extensive website provides detailed information on the house, along with availability information and online booking. The web address is www.coquetcottages.co.uk. Enquiries All enquiries prior to arrival at the cottage are directed to the Booking Agent, Coquet Cottages. Bookings Bookings can be either made directly on-line, by telephone or email. Website Accessibility The website is fully W3C compliant. This access statement can be viewed online via the Coquet Cottages website and is available either in printed format via the website or electronic format upon request. Grocery Provisions Grocery provisions may be ordered online, via several stores including Asda and Tesco for delivery to the house either after arrival. It is essential that the delivery time slot organised is for when you will definitely be there after 4pm on the day of your arrival - to receive the delivery. Any specific requirement can be handled by Coquet Cottages upon request, for which there may be a small charge depending upon the request.

Welcome Pack A Welcome pack is provided which typically comprises the following but is subject to minor variation; A selection of teas, coffees and sugar in sachet format A carton of fresh milk A packet of biscuits or home-made cake A bottle of wine Complimentary toiletries by The White Company for adult guests (hotel sized 30ml bottles usually) One/two toilet rolls Kitchen roll, foil and cling film are usually provided but cannot be guaranteed A local Gazette (published weekly on a Thursday) Fresh flowers Sweets and fruit juice for children A treat, toilet bags and a dog towel for dogs Equipment Hire Equipment hire services are available locally; please contact Coquet Cottages for advice. Arrival and Car Parking Facilities The cottage is set back off the main street in a small close on a gravelled drive way which is all one level. There is space to unload your car at the door, however you can park your car to the rear of the property which will help restrict access for other residents, especially if you have a large vehicle. Entry into the property Entry to the cottage is via the back or front door. The keys are retrieved from a key safe which is at the rear of the property on the wall next to the gate into the patio with a combination lock. A code is provided alongside directions prior to arrival. There is a small step up to the front door. Contact details of the owner, in case of any problems in accessing the cottage, are provided with directions and key collection instructions. Hallway and entrance The front door has a small step up to it, and once inside there is a small entrance hall with coir matting underfoot. All areas apart from the kitchen and bathroom are carpeted. The stairs are quite steep but safety gates are provided upon request, should they be required. The downstairs hall, landing and stairs are well lit and a lamp will be left switched on for you for your arrival. Lounge The lounge is accessed from the hallway via a wooden door. The lounge has two two-seater sofas, a coffee table and a table on which the TV stands. The TV is a large flatscreen with digital channels, a DVD player and there is also a hi-fi with MP3 dock. The whole room is carpeted and there is a log burning stove in the stone fireplace. There is an initial supply of logs provided for holidays taken between October and April. The room is very spacious and there is plenty of room to move around. Within the living room there is a large storage cupboard.

Self-Catering Kitchen The kitchen is on the ground floor, all on one level and is generally spacious. The flooring is high quality hardwood and there is a doormat is provided at the patio doors. The kitchen and dining area is all open plan and there is a large dining table with 4 chairs. Wall mounted flat screen TV. Kitchen appliances and facilities: Electric inset oven and gas hob Full size fridge /freezer Integrated dish washer Microwave Electric kettle and toaster Washer/dryer Most crockery and pans are stored at lower bench level via pull out deep drawers. Cutlery is stored at waist height. Cups and mugs are stored at chest level cupboards. Lighting is very good and is provided by downlighter spotlights. There is additional lighting provided under the upper cupboards to illuminate the benches and the surfaces are granite. Windows are situated in front of the sink which provides natural light. The patio doors provide natural light to the dining area. The boiler is situated in one of the kitchen cupboards. There is a clothes airer in the cupboard in the living room. Bedrooms There are two bedrooms located upstairs; one double room with a double bed (4 6 wide) and one twin room with two single beds (3ft wide). The double room has a fitted carpet. The bedlinen is luxury Egyptian cotton, duvets are synthetic and pillows are feather, however synthetic pillows can be provided upon request. The mattress is luxury pocket-sprung. There is a stand-alone full size mirror, two bedside tables with 2 large drawers and a lamp on each. There is a wardrobe and hanging space in a walk-in cupboard. There is one medium sized window shallow to the ground with a venetian blind for privacy. In the twin rooms both mattresses are luxury pocket sprung, the bed linen all Egyptian cotton, the duvets synthetic and the pillows feather, however synthetic pillows are available upon request. There is one bedside table between the 2 beds with a drawer and a bedside lamp on top. There is also a wardrobe and one medium sized window shallow to the ground with a venetian blind for privacy. Bathroom The bathroom is next to the double room, with a bath and shower over. The bath has non slip bath mats. There is also a wash hand basin, a WC and single taps for hot and cold water.

Grounds and Gardens There is a patio space to the rear of the cottage, which is tiled with stone with small shrubs in pots. The patio is enclosed with a gate and furnished with a table and chairs and overlooks an old stone building with trees beyond. There is outside lighting for both the front and back areas. Additional Information Advice is provided in the Guest Information File of what to do in the event of an emergency, ie: where the exits are and advice on where to store keys. Emergency contact numbers are provided both at the time of booking and in a clearly labelled Guest Information File. Emergency service numbers are kept next to the cottage telephone.
