4. DESCRIPTION OF IMPROVEMENTS This property measures ±980m² under roof (as advised by Mr Kruger), on a fairly quiet street situated in CBD. The construction of the property is incomplete and the building is partially roofed. There is no business currently running on the premises and construction is at a halt. The building has been divided into three independent shops/areas Shop/Area 1 Comprises of an open plan double volume workshop, with a reception area, two lockable offices, a storeroom, kitchen, change room with a toilet and shower and two separate toilets. The second floor offers a storeroom/office area, however it is still under construction. Access to this portion of the building is through the front glass door and the back-service entrance. Shop/Area 2 This portion of the building consist of an office, an incomplete stairway (temporarily closed) that leads to the second floor and an office/storeroom. The second floor comprises of an incomplete kitchen area and two toilets and a passage that leads to an open plan area that is half roofed. Shop/Area 3 This area consists of the outer structure of the main building and it has been secured by razor wire fence.
