THE HEART OF THE CITY St Philip s Square Birmingham Museum & Art Gallery A vibrant mix of commercial, retail, civic, leisure and hotel space, this transformational development will provide major improvements to pedestrian access and greatly enhanced public realm. The Paradise redevelopment is being brought forward through Paradise Circus Limited Partnership (PCLP), a privatepublic joint venture with Birmingham City Council, with the private sector funding being managed by Hermes Investment Management and Argent acting as development manager. The Greater Birmingham & Solihull Local Enterprise Partnership (GBSLEP) has provided 61m funding for the infrastructure and site preparation works for Paradise through the Birmingham Enterprise Zone, which is currently well advanced. where GRADE A meets GRADE I Set in the historic civic centre of Birmingham, Paradise sits amongst one of the UK s greatest collection of Victorian Listed Buildings. Each of the office buildings in the development will be individually designed by some of the country s finest architects to complement these historic structures. Detailed planning permission was granted for Phase One in September 2015. One and Two Chamberlain Square will deliver over 310,000 sq ft of speculative office space together with 40,000 sq ft of restaurant and retail space, for late 2018. ONE CHAMBERLAIN SQUARE One Chamberlain Square, designed by Eric Parry Architects, is an elegant, curvaceous seven storey building at the very heart of the development, fronting both Chamberlain Square and the proposed Northern Square. The 172,000 sq ft building effectively uses a variety of materials to complement the existing listed architecture whilst presenting a contemporary finish. A large roof terrace on the sixth floor offers spectacular views across the city, while a series of restaurants and retail units will sit at ground level. Benefiting from the latest facilities and amenities, the open and efficient floorplates vary from 16,000 sq ft to over 23,500 sq ft and offer a range of layout options. One Chamberlain Square will be available for occupation in late 2018. 18

TWO CHAMBERLAIN SQUARE Designed by Glenn Howells Architects, Two Chamberlain Square is an eight storey, 184,000 sq ft building bringing a striking contemporary addition to Birmingham s historical core. A spacious double-height reception area and ground floor restaurant and retail units will be directly accessed off Chamberlain Square and the new pedestrian street, Centenary Way. With seven storeys of large, open floorplates of over 20,000 sq ft, Two Chamberlain Square provides a bright and spacious working environment with floor to ceiling glazing giving superb views over the transformed Chamberlain Square and the very best modern working space. where NEW SPACE meets HERITAGE Paradise takes full advantage of its historic setting to deliver an outstanding development that will offer something for everyone. The world-renowned Birmingham Museum and Art Gallery is immediately adjacent, while the neo-classical Town Hall also sits directly alongside. With three new public squares and imaginative landscaping uniting the new development and existing public space, Paradise will be a place to visit and dwell.
HIGH QUALITY PLACE-MAKING The provision of high quality public realm, enhancing the setting of some of Birmingham s most important heritage buildings, is central to the development proposals. This will be delivered through: The refurbishment of Chamberlain Square Opening up Congreve Passage and creating new pedestrian avenues including a new central street, which will connect the existing Chamberlain and Centenary Squares The creation of three new squares Improving and opening up the pedestrian route down to Easy Row Subway A street level crossing at Great Charles Street to provide a direct connection to the Jewellery Quarter 32

ENHANCING THE CITY S HERITAGE Immediately adjacent to Paradise is one of the finest collections of Victorian civic buildings in the UK. It is therefore one of the primary principles of the proposals to create an enhanced setting that respects the historic buildings position on the city skyline to ensure that they can be properly viewed and appreciated. 34
The proposals will create the following benefits for the heritage buildings: The Grade I listed neo-classical style Town Hall will no longer be blighted by having a busy main road running immediately next to it Improved views towards the Grade II listed Council House and clock tower will be provided by the creation of a wide pedestrian street linking Centenary Square to Chamberlain Square The frontage of the currently obscured Museum & Art Gallery will be revealed Public spaces and pedestrian access to these historic buildings will be enhanced to attract more visitors The existing character, essence and curved layout of Chamberlain Square as the principal civic space within the development will be retained 35

FUTURE PHASING Phase Two Will involve the demolition of any remaining buildings, including the Copthorne Hotel, and construction of all other buildings in the south of the site including the replacement hotel. New squares and terraces will also be built. Phase Three Will involve the construction of all buildings in the north of the site, along with the Northern Square.
