Page 3 July 25, 2011 Area Data: The Bulkley Valley is a 65 Km long fertile valley along the Bulkley River surrounded by coastal mountain ranges located 435 road Km s inland from the ocean and the Port of Prince Rupert and 435 road Km s east of B.C. s northern capital Prince George with Smithers being the valley s city. Smithers supports a population within the city limits of 5,600 and is the main service area for the villages of Telkwa to the east and the Hazeltons to the West and all the rural properties in between. Smithers provides a good service base of retail, industry, recreational facilities, hospital, churches and schools. Smithers is unique in retaining a strong downtown core done in an Alpine theme of shops, restaurants and services with no box stores or malls. The ice arena is the home of the Smithers Steelheads and producer of NHL favorites such as Hamhuis and Watson. The indoor swimming pool is home of a high class swim team and supports a gym and racquet ball centre. The Hudson Bay Mountain Ski Hill located 20 minutes from downtown is a low profile ski hill with world class skiing. Smithers is the hub for a number of northern heli and snow cat ski operations and has become a favorite destination to the elite European and US skiing enthusiasts. Smithers is also home to numerous Guide Outfitters servicing the entire North West and the last of the undisturbed big game and fishing territories of North America with Smithers being the starting point with bush flights to the various camps. The Smithers Airport has 3 commercial flights to and from Vancouver per day and a number of hip hop flights to smaller interior destinations. With all of this activity Smithers retains its humble roots with agriculture, logging and mining continuing to be the mainstay of the areas economy. Property Description: Bulkley Canyon Farms is 116 acres set on the east side of the Bulkley River. It is a combination of open meadows, lightly treed forest and a riverfront medium bank terrace. A small fishing cabin is located at the rivers edge on this terrace with trails leading to some of the best fishing holes of Northern B.C. This property is in ALR with large holdings on both sides and a 3,000 acre ranch across the river with 3 miles of river frontage which provides protection against any unwanted development of the area.
