Dear Friends and Supporters of Hemisfair: As the first year at Yanaguana Garden comes to a close, we reflect on the progress made to reach this point. Since the formation of HPARC in 2009, city council, city management and three mayors have shared a commitment to deliver a revitalized and reinvigorated Hemisfair a place that is a neighborhood, a destination and a series of beautifully designed parks that can stand amongst the most treasured public spaces in the world. Hemisfair is an example of what happens when passionate citizens come together with elected leaders, city management and locally and internationally-recognized experts to bring the character of a city into the built environment. Hemisfair is a fusion of design, arts, culture and history. It is the liminal space between the sins of the past and the hopes for the future, a place where a neighborhood is once again taking shape after decades of neglect. Once more, people are flocking to this special place to watch their children play, dance, share tradition and experience the very best of San Antonio. As we make progress toward the completion of the Hemisfair transformation, we are more convinced than ever that we must have your involvement, feedback and support. Thousands of citizens have been engaged every step of the way, and we will continue to move in unison with the community to deliver our beloved central park, the place Where San Antonio Meets. Approximately 500,000 visitors in first year

Visitors are coming from every City Council District Yanaguana Garden Yanaguana Garden s first year was a resounding success. On October 3, 2015, hundreds of children burst through a wall of papel picado and raced to reach the new towering blue and green playground as Mayor Ivy Taylor, City Manager Sheryl Sculley, and Councilman Roberto Treviño looked on from a dais. It was a moment that was decades in the making a collaboration between ordinary citizens, city leaders, elected officials, professional experts, and the staff of the Hemisfair Park Area Redevelopment Corporation (HPARC) to breathe new life into Hemisfair. Approximately 500,000 visitors came to the park in its first year of operation. Yanaguana Garden has become the second most frequented park per-acre in Texas, bested only by Klyde Warren Park in Dallas. San Antonians from every City Council District are visiting Yanaguana Garden with their families. At the time of publication of this report, a whopping 98% of surveyed guests rated the park Excellent or Good in quality, design, and safety of the environment. 3

Events & Festivals Yanaguana Garden hosted 124 events in its first year, some in partnership with third-party organizations including Pecha Kucha, Build San Antonio Green, KLRN, and Eva s Heroes. Weekly and monthly events were complemented by large-scale seasonal celebrations created to encourage park guests to Move, Taste, and Discover. The Fall Festival held in October 2015 saw downtown s largest free pumpkin patch on the lawn at Yanaguana Garden (in association with Centro), plus music and games, trick-or-treat bags with snacks and a toothbrush, and Hemisfair staff in costumes! The Holiday Artisans Market held in December 2015 had free activities like live music and crafts surrounding local artists and makers selling their handmade wares, perfect for holiday gifting. In March 2016, Yanaguana Garden hosted Mockingbird Fest, a springtime celebration of the best of Texas including food, beer, eight Texas bands on stage and historical recreations from the Institute of Texan Cultures and the Briscoe Western Art Museum. Programming at Hemisfair is delivered to the highest standards of quality in vendor selection, presentation, marketing and execution. Park guests routinely applauded these efforts, expressing delight and surprise that these events were free. Ensuring that the park has a full calendar of fun cultural events that are accessible to the community remains a top priority. If there s one lesson that the first year taught us, it s that Hemisfair is truly Where San Antonio Meets. * Note: Attendance data presented here and other places was gathered using on-site volunteers and staff taking headcounts at average intervals of four hours each day. Additionally, mathematical models based on those counts and park penetration averages were used to calculate off-days and loss due to weather. Statistical information given by park guests is gathered through an online survey administered by staff and volunteers to park guests during their visit. 5

Outreach Hemisfair was front and center in San Antonio news in 2015 and 2016. From the grand opening of Yanaguana Garden to great events such as Mockingbird Fest and Southtown Cinema, San Antonians were hearing about wonderful things happening in their urban park. Outreach to the community was a critical goal for the first year of Yanaguana Garden. In 12 short months, the space has transformed into a buzzing destination for family trips, yoga in the park, gardening classes and seasonal celebrations with local culinary delights on exhibition. Vendors plead to have their business, band or artwork in Yanaguana Garden and use social media to sing the praises of the park s quality, number of guests and good vibes. It s common to see families enjoying picnics, wedding proposals and quinceañera photographs in a space where an underused and largely inaccessible playground once stood. The improvements made to the park communicate a clear message: Hemisfair is for everyone.

Brand Transition Hemisfair underwent a brand transition in 2015 to help communicate the energy and optimism surrounding the redevelopment. In August 2015, HemisFair Park legally became, simply, Hemisfair a move made to communicate the broader impact of the fairground s renewal into a vibrant and inviting urban parks district. This change preceded the launching of a new logo, color palette and tagline for the district to help symbolize the evolution of the space while honoring its special history. The brand further extended into the digital realm with a complete overhaul of the Hemisfair website ahead of the grand opening of Yanaguana Garden. A revamped social media outreach strategy focused on compelling content that drove attendance, building up an excited online audience that visits and supports the Hemisfair metamorphosis.

Transformation The opening of Yanaguana Garden set the tone for Hemisfair to be a world-class district. This 4.1-acre active play environment for all ages was designed by Susan Goltsman at MIG, an expert in recreation and cognitive development. The park s innovative design encourages visitors to climb, splash, play, and romp. Beautifully engineered structures facilitate multi-modal movement like scrambling, jumping, and scaling, while innovative swings help young minds develop three-dimensional orientation. Of course, there s also open green space, a vinecovered promenade and shady trees for relaxing! In addition to Yanaguana Garden, 2015-2016 saw the progress of future phases at Hemisfair. The first two streets, which provide circulation and restore historical context to the district, are near completion. Four of the twentythree historic properties on the campus were restored and leased to local tenants. With a strong commitment to small business, Hemisfair is pleased to welcome Con Safos (Westside-inspired cocina bringing San Antonioriffs like the Pan Dulce Burger), Dough Pizzeria Napoletana (authentic Italian pizza restaurant), CommonWealth Coffee (Parisian-inspired bakery and coffee house), and Paleteria San Antonio (artisanal frozen treats). 11

Transformation Six other historic structures were stabilized in order to stop deterioration and prepare for future interior repairs and tenancy opportunities. These historic structures in Hemisfair enjoy both city and state protections as State Antiquities Landmarks. Hemisfair takes seriously the mission to protect and celebrate these heritage structures, and looks forward to welcoming even more park-activating businesses. Hearing the public demands for more parking options, Hemisfair completed two parking lots this year, which provide close access to Yanaguana Garden, and generate funds for the parks. Parking revenues at Hemisfair flow back into the district, helping to maintain, operate and activate parks for the community.

Historic structures are protected and celebrated New residential development breaking ground in 2017 Public-Private Partnerships Two major Public-Private Partnership (P3) deals moved forward this year, with several more to come. Hemisfair is teaming with local developer AREA Real Estate to bring mixed-income urban housing, dining, and public parking near Yanaguana Garden. With ground breaking scheduled in early 2017, Hemisfair is excited to bring the first of hundreds of new residential units and parking spaces to the district. The second P3 deal is located in the northwest zone abutting the future civic park. While still under negotiation, the deal is expected to successfully bring hundreds of thousands of square feet of new mixed-use development to this vital zone. Residential units, office space, shops, restaurants, and a hotel are planned. Residential units make up the largest portion of development in the northwest area of Hemisfair. Throughout the Hemisfair district, residential units are expected to outnumber hotel units at a rate of seven to one. Moreover, parkland exceeds development land, continuing the mission to expand the parks and improve their quality. 13

Economic Impact Hemisfair s overarching goal is to expand the park and improve its quality, with the vision of becoming one of the world s great public places. At 19 acres, designated parkland is Hemisfair s largest land use. Additionally, 17 acres of land adjacent to the park have been set aside to frame the urban open space with places for people to live, work and shop. Public investment to build Yanaguana Garden and surrounding interior park streets leveraged $9 million of public investment into $28 million of private funds toward the development. District-wide, Hemisfair is projected to generate private investment seven times (7x) the total amount of public investment. Once completed, Hemisfair will create an estimated 3,700 jobs and generate $400 million in annual direct and indirect economic impact to San Antonio. Additionally, local governmental agencies will receive $12.8 million annually in new tax revenues. Every dollar of public funding at Hemisfair is projected to leverage seven dollars of private investment. Hemisfair is creating one of the world s great public places, and an exemplary model of financial self-sustainability for parks.

Hemisfair Conservancy Although the City of San Antonio has provided bond funds for park construction and street improvements at Hemisfair, there is not enough public funding to bring the master plan to fruition. Like other major civic endeavors, the Hemisfair redevelopment project requires robust philanthropic support in addition to public monies to ensure its success. For that reason, the Hemisfair Conservancy, a 501(c)(3) charitable organization, was founded in 2014 to raise philanthropic dollars to take the parks at Hemisfair from good to great. Since February 2015, the Conservancy has operated independently of HPARC. Every charitable dollar received is invested in the parks at Hemisfair. The ongoing funding needs include capital construction, operations, historic preservation, maintenance and park programming. Additionally, the Conservancy will play a major role in ensuring the financial self-sustainability of the parks once construction is complete. To date, 571 donors from 107 different zip codes have generously supported the work of the Hemisfair Conservancy. Because an urban park is the most democratic space in a city, the Conservancy does not discern among gift size when listing donors alphabetically on a wall at Hemisfair. Every gift counts. All San Antonians are invited to join the Conservancy s family of donors to ensure exceptional quality and longevity of the Hemisfair public spaces and their amenities for generations.
