Phase 22 Lot Sale The City of Lethbridge is now offering for sale to the public, a number of residential lots in Phase 22 of the RiverStone community in west Lethbridge. These lots will be sold by way of a lot draw. Any individual or business interested in purchasing a lot may complete a registration form at the Real Estate and Land Development Department, 2 nd Floor, City Hall, 910-4 Avenue S. Persons may register at City Hall once as an individual or once as a business to a maximum of 2 registrations per household. Registration deadline is Monday, November 14, 2016 at 4:00 p.m. The lot draw will commence: Date: Wednesday, November 16, 2016 Time: 5:00 p.m. Place: Foyer Main Floor, City Hall 910-4 Avenue South Prospective purchasers must be present for the draw and must provide Photo I.D. - i.e. driver's license and/or passport. If your name is selected at the lot draw, you will be required to provide a non-refundable deposit cheque for 10% of the value of the lot. No lots will be placed on hold. On Friday, November 18, 2016 beginning at 8:00 a.m. any unsold lots will be available with no limitation on the number purchased. The lots offered in RiverStone have a building commitment requirement and are subject to Design and Development Guidelines. RIVERSTONE PHASE 22 LOT DRAW PROCESS Lot Draw: Wednesday, November 16 th, 2016, 5:00pm Foyer, Main Floor, City Hall, 910 4 th Avenue South, Lethbridge RiverStone is one of the most desirable neighbourhoods in Lethbridge, so there is a great deal of competition when new lots are made available. To make this process as fair as possible, a public lot draw is held to give everyone an equal opportunity to purchase a lot. Any individual, business or contractor wishing to purchase a lot can participate in the lot draw. The lot draw opportunity including date and time is advertised in the Lethbridge Herald, on the RiverStone website www.riverstonelethbridge.ca, and on the City of Lethbridge website www.lethbridge.ca/residential. Individuals or Business who wish to participate in the lot draw must register prior to Monday, November 14, 2016 at 4:00 pm. Staff will review all ballots prior to the lot draw to ensure that persons have not surpassed the maximum number of ballots. Ballots must contain accurate and legible contact information as parties may be contacted prior to the lot draw to verify their ballot. The Land Development Manager begins the lot draw by reviewing the lot draw process. A member of the audience is asked to volunteer to draw the ballots. The name/business drawn must be present. The name is read two times, if they are not present the registration form is removed and the draw continues. If the person/business is present when their registration form is drawn they have two options: 1. Show picture identification and then select a lot from the ones that are still available, provide a deposit cheque for 10% of the list price and provide contact information for the agreement; or 2. Pass. If they pass on the right to select a lot they are out of the draw. This process will continue until all the lots have been allocated, or Any unsold lots will go on sale Friday, November 18, 2016 on a first come first serve basis with no limitation on the number purchased. Members of the builder group are not permitted to participate in this draw.

RIVERSTONE PHASE 22 LOT PURCHASER S INFORMATION Lot Draw: Wednesday, November 16 th, 2016, 5:00pm Foyer, Main Floor, City Hall, 910 4 th Avenue South, Lethbridge 1. You must be present for the draw. If your name is selected at the lot draw, you will be required to provide a nonrefundable deposit cheque in the amount of 10% of the value of the lot. You will be required to provide Photo I.D. - i.e. driver's license and/or passport. The deposit cheque is due at the time of lot selection. The name on the Registration Form will be the name used on the offer to purchase agreement. 2. On Wednesday, November 23 rd, 2016 the purchaser will be required to return to the Real Estate and Land Development office to sign the offer to purchase agreement. 3. The RiverStone Design and Development Guideline deposit of $4000 is added to the final lot payment. When all requirements of the guidelines have been met, the deposit will be returned to the lot purchaser. 4. Lot purchases for general public must be completed within 90 days of the offer to purchase agreement date. The offer to purchase agreement is dated November 16, 2016 and the sale closing date February 14, 2017. If the lot is not paid for in full, including required deposits and applicable GST, the 10% deposit is forfeited. 5. Lot purchases for a City of Lethbridge licensed builder must be completed within 120 days of the offer to purchase agreement date. The offer to purchase agreement is dated November 16, 2016 and the sale closing date is March 16, 2017. If the lot is not paid for in full, including required deposits and applicable GST, the 10% deposit is forfeited. 6. The lot must be paid for in full, including required deposits and applicable GST, before a building permit is issued. 7. Assignment of Offer to Purchase to a third party is permitted. A processing fee of $500 will be due at the time of the request. 8. Upon final payment the Transfer of Land document is forwarded to the purchaser's solicitor for submission to Land Titles Office for registration. 9.
