Changing of the Guard I am sad to inform you that Michael MacDonald has left InnSeason Resorts Surfside as General Manager. Michael was with us for about four years overseeing both InnSeason Resorts Surfside and Captain s Quarters. Michael s tireless efforts will surely be missed. We wish him the best of luck as he pursues the next step in his career. To fill Michael s shoes, please join me in welcoming Timothy Sieurin as the new General Manager for InnSeason Resorts Surfside. Tim brings with him over ten years experience in hospitality operations and has literally worked in every department at a resort. Joining our Falmouth Team under former General Manager John Phillips, Tim was the Front Office Manager, Assistant General Manager and, for the last five years, General Manager at InnSeason Resorts HarborWalk. I am confident you will find him worthy. Tim has already dug in and been instrumental in helping coordinate the many renovation projects that are underway. Indoor pool, Jacuzzi, unit flooring and kitchen counters are among the many improvements we have been working on. Please see the detailed list of improvements as well as the proposed 2015 improvements included in this newsletter. If you are on property, please introduce yourself to Tim. He should be easy to spot as his hands on approach has him on the grounds and in the rooms constantly. I have the pleasure of living on beautiful Cape Cod with my lovely wife Rali and new baby Sammy. For the last ten plus years, I have worked with InnSeason Resorts. First cutting my teeth as a front desk agent at InnSeason Resorts Pollard Brook and since then have worked in housekeeping, maintenance and even construction as I have worked my way up to resort manager. Over the past 5 years I have been the General Manager at InnSeason Resorts Harborwalk. I am really looking forward to the challenge of working at an oceanfront resort. Since hitting the ground running in April, I stepped into several exciting projects that I and the team have been working on to make your vacation experience an enjoyable one for years to come. You will be pleased to know that we have upgraded the WIFI throughout the resort and, yes, it is now complimentary! In the units we have completely updated all the flooring along with living spaces receiving a Cape Cod cottage look as well as beach themed bedroom carpet and bathroom flooring. As you may remember, wherever possible the queen size beds have been replaced with kings and now new style headboards have been installed. Additionally, we are 2 in the process of installing granite countertops in every kitchen as well as deeper sinks to give the rooms a more updated look. In 2015 there will be many exciting projects that we are in the process of planning. Surfside is looking at installing new couches in every unit as well as updating tables, chairs, TV cabinets and window treatments among other things. I am confident you will enjoy your updated units. I am extremely excited for this opportunity to work at this beautiful resort and look forward to meeting and working with all the owners to continue to make your vacation at InnSeason Resorts Surfside an enjoyable one for years to come. Remember the Pre-payment Plan Option Using the Pre-payment Plan option to pay your maintenance fee offers many benefits. 1. Your bill is split up into more manageable, monthly payments. 2. Avoid receiving one large bill during the holidays. 3. The earlier you sign up, the lower the monthly payment. For Example: - Sign up in January and pay about $50 per month for 12 months. - Sign up in June and pay about $100 per month for 6 months. So by the time next year s bill is due you will only owe a small amount for any increase in the new year s fees. No matter how you look at it, it s a wise choice to make. So simply go to www.innseason.com, login to the Online Owner s Area, choose the appropriate contract then look for the Monthly Payment Plan option on the left navigation. REMINDER: Change of Ownership Policy The economic conditions of the last few years have taken a toll on most with many families struggling to make ends meet on a regular basis. It is unfortunate that in desperate times there are those who seek to take advantage of families looking for relief. Over the last few years we have warned you about various scams where companies offer to take your timeshare week, usually for a fee somewhere between $3,000 and $5,000. These fraudulent companies may or may not actually transfer the week out of your name and to make matters worse they have no intention of ever paying the maintenance fees associate with the week. All this translates into problems and liability for you and for the Unit Owners Association. For example, if the week is not transferred out of your name you will still be responsible for the fees. If the week is transferred out of your name and the annual maintenance fees are not paid, then the Association has to foreclose on the week in order to clear the title and then attempt to re-sell the week to another dues paying member. The scams are numerous and varied in nature and even sound legitimate at times. These transactions are having a negative impact on the resort and its finances. WHAT YOU NEED TO KNOW After seeking legal counsel, the Pollard Brook Unit Owners Association has adopted a formal Change of Ownership Policy. As such, the following policies are necessary to allow the resort (1) to do appropriate background searches to identify the potential involvement of a Relief Company one which assumes ownership of an interval without a good faith intent to also assume and satisfy all of the assessment and ownership obligations associated with the transferred interval. (2) to recover the cost of such searches, and (3) to stop these transfers before they are finalized for the purpose of protecting the interests of all owners and the financial security of the resort.
