Up to 2 well behaved dogs are welcome too. It is a small stone-built barn conversion attached to the owner s farmhouse but with a high degree of privacy for the guests, with a private garden and private entrance and driveway. The cottage is situated just a five minute walk from the centre of Felton village and is a 3 minute drive to the A1 trunk road. Up to 2 well behaved dogs are welcome under strict house rules which are available to view on our website www.coquetcottages.co.uk and are also provided at the time of confirming the booking. This includes dogs not being permitted on the furniture or beds and not being left unattended in the cottage. Coquet Cottages offer a dog sitting service if required. The cottage is not generally suitable for those with disabilities. Whilst being constructed of just the single ground floor, there are 2 steps up to the front door and 2 steps down from the French windows to the garden patio area. The shower is positioned over the bath, there is no walk-in shower. Access to the village without a car is via the roadside of a country road, there is no dedicated pathway. A house telephone is provided, which has outgoing calls barred. Incoming calls are permitted free of charge. The telephone number of the cottage is shown above and is also provided with arrival instructions after you have paid for your holiday. Calls to emergency numbers and Freephone numbers are free of charge. Mobile reception is usually good within the cottage, but is dependent upon which provider you use. In these cases it can be clearer from the front of the cottage, outside. A smoke detector is provided. A fire blanket and first aid kit is provided in the kitchen. No smoking is permitted in the cottage. Pre-Arrival Marketing Marketing is carried out via the internet. Location Cowslip Cottage is situated on the outskirts of the village of Felton, which is just a few miles south of Alnwick in Northumberland. There is a good Artisan Bakery and café The Running Fox, village store, art gallery and good pub/restaurant all within a few minutes easy walking distance. A precise location is provided via a link to Google maps from the Cowslip Cottage webpage. The nearest town, with larger shops and supermarkets, etc. is Alnwick, around 3 miles north. Grocery Provisions Grocery provisions may be ordered online, via several stores including Asda and Tesco for delivery to the cottage after your arrival. We are unable to accept deliveries on your behalf so please arrange the delivery timeslot for a time you are guaranteed to be there. Any specific requirement may be handled by Coquet Cottages upon request, for which there may be a small charge depending upon the request. The nearest shop-mobility scheme is at Newcastle, 18 miles south. Equipment Hire Equipment hire services are available locally; please contact Coquet Cottages for advice. Arrival and Car Parking Facilities Parking for one car is available directly in front of the cottage, a second car may be parked through the farm gate on the other side of the driveway. Loading and unloading can be carried out from the car directly to the front door of the cottage. Entry into the Property From the parking area in front of the cottage, access to the house is across a gravelled driveway and up 2 steps into the cottage. The front door opens outwards rather than the usual inwards. There is an outside light which is lit for guests arrival. There is both a Yale and traditional lock at mid and lower height. A key is required to open the door. The key for gaining access to the cottage is retrieved from a key safe located to the left side of the front door, at shoulder height, and has a combination lock. A code is provided alongside directions prior to arrival. It is recommended that if the party splits up, that the key is kept in the key safe so that either person can gain access to the cottage at any time if they keep the code with them. Lights are lit outside the cottage and in the lounge to aid initial entry and familiarisation with the cottage. Contact details in case of any problems in accessing the house are provided with directions and key collection instructions. There are metal or wooden threshes at the doorways between most rooms. Contrast between flooring and skirting s and doors is good. The kitchen and bathroom floors are covered in high quality Amtico vinyl flooring. The lounge and bedrooms are carpeted. Lounge The lounge is open plan to the hallway, dining area and kitchen and is covered with wood flooring. There is a dual sided wood burning stove set into a fireplace between the lounge and kitchen. There is a large rug in the lounge with a coffee table positioned on it. There is a large 3 seater, fabric covered settee and two smaller armchairs. There are small occasional tables at various areas of the room, most of which have lamps to illuminate dark corners. There is a selection of DVD s, books and games for all ages to be found in a large cabinet in the lounge. The large flat screen TV is positioned on the wall above the stove and has Freeview channels There is a large dining table and 4 leather covered chairs in the spacious kitchen area. There is a wood-burning stove situated in a dual aspect fireplace for which an initial supply of logs, kindling and firelighters is provided between October and April. Lighting in the whole cottage is excellent, with ceiling down-lighters, some pendant lights, and table lamps at various spots. Kitchen The kitchen is on the ground floor, all on one level is particularly spacious. The flooring is solid wood. Lighting is very good, provided by several ceiling down-lighters and there are also little lights at kick-board/floor level too. There is a light above the hob area. There are under-bench lights to illuminate the work surfaces. Kitchen appliances and facilities: Electric 45cm stainless steel electric fan assisted oven and electric 4 ring hob. Extractor fan with integral light above the hob. Large integrated fridge freezer Microwave Washer/dryer Electric kettle and toaster Coffee grinder Dishwasher Food mixer Most crockery is stored at chest height via kitchen cupboards. Pans and cooking dishes are stored at below bench height level. Cutlery is stored at waist height. Cups and mugs are stored at chest level cupboards. The boiler is situated in a cupboard in the hallway. The boiler is set by the owners according to the season and a timer is again is set by the owners but can be altered if necessary. Refuse is sorted into 2 bins outside; blue bin for recyclable items and green bin for general household refuse. There is a fortnightly collection system in place for blue and green bins, full details are provided in the Guest Information file and also on a chart affixed to the kitchen wall. Bedrooms There are 2 double size bedrooms located on the first floor; both are fully carpeted with bedside rugs. All on one level. The master bedroom has a double bed (4ft 6in wide) with a medium firmness pocket sprung mattress, synthetic duvet and pillows and high quality bed linen. Pillows are synthetic. There is 1 window providing a good level of natural light, this is supplemented by a bright central pendant light and 2 bedside lamps on either side of the bed. A blackout blind is provided in addition to decorative curtains. There is a double wardrobe and a chest of drawers. The second double room has 2 single divan beds (3ft wide), each pushed against the walls on either side of the room, with a bedside cabinet and lamp in between. There is a bedside rug, a double wardrobe and a small chair. These beds can be converted to a superking size double bed (6ft wide) upon request and for which there may be a small charge. Both bedrooms have good colour contrast between floors, walls and furniture. Bathroom The bathroom is situated adjacent to the bedrooms, accessed from the hallway. It comprises a bath with mains shower above, low level WC and basin style sink installed over a fitted oak cupboard with a worktop. Natural light is provided by a window with a roller blind and supplemented by good ceiling down-lighters and there is mirror adjacent to the sink. The flooring is solid wood. There is an extractor fan. There is a heated towel rail. The large window provides plenty of natural daylight and is glazed in privacy glass. There is a blind provided for privacy. Grounds Cowslip cottage has a small private lawned garden and paved patio area accessed from French windows in the lounge, and also from a gate to the front of the cottage. A table and chairs for 4 guests is provided. Dogs Up to 2 dogs are welcome and a bowl of water is left for them in the kitchen to enable a drink upon arrival. A dog towel, a treat and dog toilet bags (for each dog) are provided. Dogs are not permitted in the bedrooms or on any furniture even with covers applied. They must be kept in the kitchen area and not permitted to climb on the sofas or chairs. Dogs are not permitted to be left in the cottage unattended. We offer a dog sitting service if you wish to visit attractions where dogs are not permitted, or wish to dine out at a restaurant. There are many dog friendly pubs and cafes in the area if you wish to have a bar meal and take the dog with you. Additional Information Advice is provided in the Guest Information File of what to do in the event of an emergency, ie: where the exits are and advice on where to store keys. Emergency torches are provided in bedside tables to aid escape in the event of a power failure. Emergency contact numbers are provided both at the time of booking and in a clearly labelled Guest Information File. Emergency service numbers are kept next to the cottage telephone.
