The city is the largest financial services and legal centre outside of London, whilst Yorkshire is home to more plc headquarters than anywhere outside the South East. The Property is currently occupied by agents/representatives of a company named Fellmore Limited (Company Registered Number ) ( Fellmore ). Fellmore claim the right to occupy the Property under a Lease dated 21 January 2011 and have occupied the Property at least since the commencement of that Lease. Fellmore also claim the benefit of a Deed of Variation to the Lease dated 14 April On 17 January 2017 Fellmore issued proceedings in Claim Number D005SO038 against the Seller/Receivers and Ravenpine Limited (In Liquidation) (Company Registered Number ) ( Ravenpine ). In those proceedings Fellmore claim (amongst other things) damages in respect of alleged disrepair and injunctions to require the Receivers and Ravenpine to carry out extensive works at the Property. On 21 February 2017 the Receivers issued a counterclaim for possession and rent arrears in Claim Number D00LS712. The litigation is not yet concluded and is presently at the Leeds County Court. As at 15 December 2015 (the lease break date), Fellmore s arrears or rent, service charges, insurance and VAT total 415, plus VAT.
