2 Summary Canting Basin Lower Harbour The Pacific Quay development, which Graving Docks Quay includes the new BBC Scotland and Scottish Television head offices, BM 4.69m enjoys a strategic waterfront location The Glasgow Tower (rotating) Plantation Quay on the south side of the River Clyde. It lies close to Glasgow s vibrant city MH & MLWS 82.5m 74.7m centre and is widely recognized as one of the key development projects ROAD on the revitalized Clyde Waterfront. 42.4m 5.1m 169.5m North Quay Scottish Enterprise is seeking initial expressions of interest from marina operators, developers or consortia willing to participate in the development of the waterspace contained by the Canting Basin that CANTING WAY West Quay 148.1m Prince's Dock Canting Basin 72.6m 73m is at the heart of the Pacific Quay Development. 3 Background Pacific Quay was formerly known as Prince s Dock and formed an important part of Glasgow s once thriving industrial docklands. Over the past ten years Pacific Quay has witnessed the delivery of several large scale developments including the Glasgow Science Centre, new headquarters developments for BBC Scotland and Scottish Television, and the Clyde Arc road bridge which links Pacific Quay directly to the city centre. There is still capacity for a further 350,000 sq ft of development. The Basin is currently utilised as a non-industrial harbour facility for contracts on the water, river transport and leisure events particularly the annual Glasgow River Festival. At present Loch Lomond Seaplanes (LLS) operate a commercial seaplane service from the north-east corner of the Basin.

4 Site information Location and size Pacific Quay, Glasgow s Digital Media Quarter and its Canting Basin are situated a mile from Glasgow city centre. Neighbours to the Canting Basin include BBC Scotland, Scottish Television and the Glasgow Science Centre. The site consists of 5 hectares of water space (capable of accommodating up to 300 pontoon berths) and 0.4Ha land at the north-west corner of the Basin. Detailed technical information regarding the site is available on request. The Canting Basin is accessed from Scotland s motorway network via the M8. Glasgow International Airport is a fifteen minute drive along the M8 and offers connections to UK, European and International destinations. Open sea and the Firth of Clyde start some 20 miles downstream; average journey time by motor cruiser is between one and two hours The Basin is accessible to the River Clyde and the Firth of Clyde at all states of the tide. There are no locks, low bridges or other restrictions to 24 hour access from the Basin to the open sea. 5 The potential market Tourism in Glasgow The City of Glasgow attracts 2.8 million visitors per annum. There are currently some 8,000 hotel bedrooms available within a 10 mile radius; recent audits show that a further 3,000 are required to meet demand. The Science Centre that overlooks the Canting Basin attracts over 400,000 visitors a year. Leisure craft and the Clyde There are more than a million leisure craft in the UK and some 6% of the UK population participate in leisure boating activity. Approximately one third of Scotland s recreational boating takes place on the Firth of Clyde. Of the 5,000 yachts and motor cruisers currently based on the Firth, some 30% are owned from outwith Scotland, up from 20% in Sail Clyde, a partnership between the Scottish recreational boating industry and the public sector, aims to double the number of marina berths in the Firth of Clyde and increase the proportion of boats from outwith Scotland to 40%. Currently less than 100 of these yachts and motor cruisers venture up the River Clyde. However, when interviewed, 89% of Firth of Clyde boat owners considered that they would be interested in exploring this stretch of river if safe berthing and sufficient attractions were to be provided. Although Glasgow is comparatively remote from the sea it is not excessively so. When interviewed, 20% of Firth of Clyde yacht and motor cruiser owners stated that they would consider taking a berth in a Glasgow marina if one was to be created. Recent surveys confirmed that if access could be improved, the River Clyde would be attractive to users of small craft such as dinghies, kayaks, jet skis, and RIBs.

6 Development concepts The current master plan for the site envisages the Canting Basin being developed for marine or associated uses, creating a lively active waterspace that is both a draw for tourists and a positive amenity for its businesses and residents. However Scottish Enterprise is keen to ensure that the development is not constrained by this, and welcomes any creative and imaginative proposals that have a sound commercial grounding. Ideally any development of the Basin should: Encourage the basin to become a focal point for water based activities (and associated commercial activities such as sailing equipment and clothes retailers, cafes, restaurants etc.), in the heart of the Pacific Quay development. Provide a unique environment for a high quality international leisure and residential development. Ensure that the current service operated by Loch Lomond Seaplanes can continue to operate from the basin. Provide an opportunity for the creation of private moorings, linked to any new development. Potentially provide moorings for large ships coming up the River Clyde for special visits (e.g. Tall ships or military ships) and the annual River festival. And proposals to promote a city centre marina should consider the following basic requirements: Pontoon berths with power points, water and waste disposal facilities. Secure access (possibly linked to a hotel/club house/restaurant). Car parking implications. In addition, the following would make the area more attractive to boat owners and the general public; A club house/restaurant. Retail facilities, chandlers/clothing etc. Scottish Enterprise would be open to any water-based development proposals or mixture of developments. This includes but is not limited to floating restaurants or offices, island sites for restaurant or hotels, house boats. Proposals will have to consider the above in the context of a very limited supply of existing land owned by Scottish Enterprise on which to locate any landbased facilities. There is, however, undeveloped private land adjacent to and to the west of the Basin. Out of the water boat storage space and boat repair services are available at Rothesay Dock some 5 miles downstream. There is also potential for a dedicated water-borne transit system servicing the length of the River Clyde. Proposals for the development of the Canting Basin may wish to consider the future implications of the potential to operate ferries and river taxi services on the Clyde.

7 Purpose of this brochure The purpose of this brochure is to ascertain the level of interest in Glasgow s Canting Basin among potential developers and marina operators. We are particularly interested in your answers to the following questions: What form of development would you envisage at the Canting Basin? Would you be interested in developing a marina or some similar water-based activity at the Canting Basin? If you are not interested (perhaps because of the current economic situation) would you be interested in the future, or would you be interested if more land were available?
