20 The future Holiday Inn Lancaster John Meeder and Sam Wilsker, Principal Owners Upon completion, The Holiday Inn Lancaster will have a total of 216 rooms including 9 suites. There will be more than 19,000 sq. feet of meeting space. The Imperial Grande will accommodate up to 250 guests and The Imperial Blue can seat up to 175 guests. The new hotel lobby has doubled in size and will connect directly to the new restaurant, The Imperial, located on the corner of Queen and Chestnut Streets. This new destination restaurant will feature locally sourced food and an international cuisine. Local restaurant patrons and hotel guests can feast their eyes on the artistic themed décor and reworked historic photos that date back to the 1860 s.

26 Ownership of Parking Garage and Library Facility Proposed to be the Lancaster Parking Authority Garage will be a public garage with approximately 300 spaces Parking to be provided for Cargas employees as well as other retail and commercial tenants in 101 NQ Parking will serve the Holiday Inn Lancaster needs for both daytime events and evening events Parking will serve the two screen theater Parking will serve the Library employees and customers that drive Current projects and those in design have placed parking availability in the downtown at capacity. Even the Prince Street Garage will be in an oversell position with current business expansions and relocations in the downtown. The lack of available parking during the day time hours will negatively impact the opportunity for larger daytime events in the Downtown and at the Lancaster County Convention Center. The parking facility will address current targeted parking needs, not future needs that will be determined by the comprehensive parking study currently underway in the Central Business District.

28 Lancaster Public Library Heather Sharpe, Executive Director Space tto be leased from the Lancaster Parking Authority A new location will offer better, more efficient space for a modern library. We can design it to meet our patrons needs and the needs of evolving and growing library services, which isn t possible in our current location. A new building will enable the Library to direct thousands of annual operating dollars toward books, technology and public service programs instead of to constant repairs and maintenance that our current aging structure demands. This is a win-win. Services improve and budgets are strengthened.
29 Key Design Concepts for the Garage and Library building The structure will include a pedestrian connection through to Christian Street and East Marion Street. The structure is also proposed to provide public restroom facilities that would be accessed from the pedestrian connection. The entrance and exit for the parking facility which will be built above the two-floor library space will enter from the alley between the Verizon Building and the Duke Street Garage off of North Duke Street, not the plaza. The demolition of the existing annex building will allow for the opening of Christian Street between East Orange and East Chestnut as a pedestrian and bicycle pathway.

32 Benchmark Construction Andy Gilburg Benchmark s involvement in this project stems from its longstanding relationship with the library, including staff members who have served on the organization s development committee and provided consultation on the recent efforts to revitalize the existing building. Benchmark s understanding of the challenges faced by this structure was a key driver for the library s involvement in proposed Annex project. Benchmark has over 30 years of experience working in Lancaster City and is responsible for several of the area s signature buildings including LancasterHistory.org, the Millersville University Ware Center, and most recently the LGH Frederick Street patient tower.

34 Closing comments With the complete redevelopment of the east side of Lancaster Square the block once again becomes a central part of the vibrancy of downtown Lancaster The library is excited for the opportunity to be a key partner in the revitalization of the Lancaster Square. As an information hub, community connector, and idea catalyst that is accessible to all, the library is a perfect fit for a public plaza This is a project being completed with a shared commitment and investment of private entities and public parties. It is a partnership with Benchmark, Meeder Development, Lancaster Public Library, Lancaster Parking Authority, the CRIZ Authority and the City of Lancaster
