2 LOCATION The property is located either side of a pedestrian link between Whiting Street and Hatter Street, close to the retail pitch of Abbeygate Street. The immediate surrounding area is generally of mixed use, with retail and office units as well as residential accommodation above a number of the buildings and a cinema opposite the entrance to Hatter Street. Bury St Edmunds is an attractive market town in Suffolk, with a primary catchment population of around 251,000 persons with an estimated shopping population of 131,000. The catchment is considered affluent with approximately 53% of adults categorised within the most affluent ABC1 social group. (Source: Promis). The town s profile as a regional shopping destination has been elevated since the major redevelopment of the town centre and opening of the Arc, anchored by Debenhams with a number of other operators. The historic town centre also accommodates a diverse mix of national and independent retailers, banks and restaurants. The town benefits from a strong tourist sector and retail vacancy rates are well below the national average. DESCRIPTION The development comprises a number of ground floor retail units under residential accommodation (sold off) together with a four storey building at the eastern Hatter Street entrance and a semidetached retail unit at the opposite end of the scheme, The development is served by block paving walkways with access to car parking spaces to the south of the scheme. PLANNING Planning Policy and Development Control is covered by the Bury St Edmund's Local Plan. The Core Strategy was adopted in The property is identified within the Bury St Edmunds Town Centre Conservation Area and we understand that 21 Hatter Street is listed grade II with no other buildings in the scheme listed.
