1 NEW YOR AVENUE TOWN HOME SITE EXCLUSIVE LISTING DELAND, FLORIDA LOCATION The Property is located in DeLand, FL on the south side of New York Avenue (SR 44) between Frankfort Avenue on the east, Fairview Avenue on the west and Howry Avenue on the south. The Property encompasses the entire block except for an approximate one commercial acre parcel at its northeast corner. New York Avenue (SR 44) is an east-west arterial connecting downtown DeLand and Stetson University, less than a mile west, with Interstate-4, 4 miles east and the Atlantic Ocean at New Smyrna Beach, 22 miles east. The Property is easily accessible to local employment in downtown DeLand, the Volusia County seat of government, Stetson University, FDOT District 5 Headquarters, among others. DeLand is located approximately 32 miles north of the Orlando CBD and 20 miles south west of Daytona Beach and the Daytona Speedway. SITE DESCRIPTION The Property consists of approximately 7.4 acres with 396 feet of frontage on SR 44 to a depth of 609 feet and sits below the grade of SR 44. ENTITLEMENTS The Property is presently zoned C-1 as to 1.21 acres of SR 44 frontage and R-1 as to the 6.19 acre balance. The underlying Future Land Use is Mixed Commercial, which supports up to 12 units per acre on the 1.21 acres, and Medium Density Residential, which supports up to 10 units per acre on the 6.19 acres. The City will process rezoning as a Planned Development for up to 74 residential units along with a simultaneous Future Land Use Amendment to bring the entire Property under the Medium Density Residential designation. An existing east-west right of way will be abandoned along with the rezoning and future land use process, which the City estimates to take about six months. UTILITIES Water and sewer are available from the City of DeLand from a 12-inch water line on New York Avenue, an 8-inch sewer main on Fairview Avenue South and a 4-inch sewer main on Frankfort Avenue. It does not appear that a lift station would be required, but that should be independently verified. PRICE/TERMS OF SALE The site is offered without an asking price and the Seller will consider all reasonable offers.
