3 Pristine Natural Wonder NORTH GEORGIA MOUNTAINS, USA Introduction: This pristine natural wonder is a true geological phenomenon and the Crown Jewel of the Appalachian Mountains. Shaped over the millennia by the forces of falling water into one of the last wild places still in private hands, the property is perfect for development into a family compound and private retreat for fishing, swimming, hunting, hiking, and many other outdoor pursuits. It is a verifiable natural and national treasure. Located at the threshold of the Cohutta Wilderness and well within a 90 minute drive from Atlanta s I-285/I-75, the +/-220 acre property consists of +/- one mile of both sides of a bold clear trout stream, waterfalls, older growth timber, and some of the largest natural pools found anywhere in the region. Still in the Reed family, the property was assembled by builder, entrepreneur, hunter and fisherman George Reed in the 1940 s and only sparingly developed with roads built for access to the streams. His descendants have kept the property in virtually its natural state, leaving the stream banks unspoiled and preserving some groves of large hardwood timber.

5 The Land: The topography along the stream provides the owner with many choices for locations of lodges and homesites which can be sited to maximize views and access to the property s waterfalls, pools, and streams. The ridges above the streams have peaceful views of the surrounding mountains of the National Forest, Rock Creek valley and long views of the lush, Coosawattee River valley. Older growth natural woodland, especially in the area of the horseshoe consists of white and red oak, hemlocks, poplar, white pine, and persimmon. Ginseng and prized edible wild mushrooms are seasonally abundant.

9 The Water: The owner enjoys the most spectacular waterfalls and largest natural pools in the entire region. High waterfalls cascade in a descending series of deep pools culminating in the largest pool which, at 125 feet in diameter, takes the term swimming hole to a whole different level. Gazing at the waterfalls and pools, owners and visitors alike are reminded of the romantic, idyllic scenes painted by 19th century American landscape painters of the Hudson River Valley School, only the ideal is reality in this natural wonderland. The property consists of +/- 1 mile on both sides of Rock Creek, a pure clear trout stream originating in the Chattahoochee National Forest and stocked with trout by the Georgia Department of Natural Resources. With an average rainfall of 60 inches +, the streams flow abundantly in all seasons. +/-1 mile of Rock Creek located on the contiguous National Forest land is easily accessible by the owner, yet not accessible to the general public except via a long hike.

11 Location: Graced with a location convenient to all the big city amenities of the Atlanta Metropolitan area (population 5.49 million, 9th largest in the USA), the property is primarily surrounded by undeveloped National Forest. Nestled along pristine Rock Creek, which originates and flows through the National Forest, and situated very near the lush Coosawattee, Sugar, and Carter s valleys, with their well- established organic farms, sport horse breeding farms, fertile farm land, and expansive estates, the property is 95 miles from Hartsfield Jackson International Airport and 75 miles from the new Atlanta Braves $1.1 billion SunTrust Park mixed use entertainment complex. Private aircraft is serviced by Dalton Municipal Airport (DNN) with its 5500 runway and well-appointed FBO located 17 miles from the property, and Chattanooga Metropolitan Airport (KCHA, CHA), also serviced by 5 commercial airlines, and located 50 miles from the property.

13 Recreational Opportunities: The property is located in perhaps the most significant area in the country for the study of 18th and early 19th century Native American culture. This rich history can be viewed first hand at the nearby mysterious ruins atop Fort Mountain, Chief Vann s home and plantation ( Showplace of the Cherokee Nation ), Spring Place Moravian Mission, New Echota (Cherokee National Capitol), and various archaeological sites, some recently discovered. Very nearby Carter s Lake offers virtually unlimited watersports: boating, water skiing, and fishing. Well-established organic farms offer a huge selection of grains, meats, fruits, vegetables, honey and dairy products. Exciting whitewater rafting and horseback riding adventures are available from numerous outfitters. Some of the best mountain biking in the country, highlighted by large portions of the mile Pinhoti Trail, is available close by. The 37,000 acre Cohutta Wilderness contains 90 miles of hiking and backpacking trails, and miles of pristine trout streams. Nearby Dalton and Ellijay offer fine dining, wine and fine arts festivals, Civil War reenactments, country fairs, and more. The Calhoun Designer Outlet, Tellus Science and Booth Western Arts Museums, Etowah Indian Mounds State Historic Site, LakePoint Sports Complex, Gateway Antique Mall and many more attractions are located within an easy drive from the property.
