The first phase consists of Atlantic Village, which encompasses retail and restaurants on the ground floor and second-level offices and retail. 7 HALLANDALE BEACH DEVELOPMENT Major development projects are underway in Hallandale Beach minutes away from The Village at Atlantic Shores including multifamily residential, high-rise hotels, office buildings, commercial and medical buildings, a retail plaza, a new fire station and emergency operations center, and the expansion of Bluesten Park, a 6-acre facility that consists of a community center, municipal pool, tennis courts, racquetball courts, outdoor basketball courts, volleyball courts and outdoor athletic fields. In addition, retail stores, speculative office spaces and other minor development projects are being planned in the shadows of the larger ones.

8 THE CITY OF HALLANDALE BEACH, FLORIDA The Hollywood-Hallandale Beach area enjoys a central location situated between Greater Downtown Miami to the south and Downtown Fort Lauderdale and Beach to the north. The development boom in condominium residences is occurring in Hallandale Beach. The City of Hallandale Beach is known as the home of Gulfstream Park (horse racing and casino) and Mardi Gras Casino, a greyhound racing track, which hosts the World Classic and borders Atlantic Village. Hallandale Beach also has a sizable financial district with several banks and brokerage houses. Due to the large number of tourists who eventually retire in the city, Hallandale Beach has one of the fastest-growing populations in Broward County and in Metro Miami. Unemployment rate is low at 5.9% (as of 2015).
