3 LOCATION Epicenter of West Houston The acre tract, known as Town Centre I & II, is located at the southeast corner of Town & Country Boulevard and Queensbury Lane. The site is approximately 650 feet east of the Sam Houston Tollway (Beltway 8) and approximately 1,926 feet south of Interstate 10. When developed, the site will have direct access to Town & Country Boulevard and Queensbury Lane with easy access to Interstate 10 and the Sam Houston Tollway. The site will also have access to Memorial Drive via the neighboring development, Town & Country Village.

8 TOWN CENTRE I & II Proposed Town Centre I & II Town Centre will comprise of two, Class A, LEED Gold Certified office buildings fronting the intersection of Queensbury Lane and Town & Country Boulevard and a new state-ofthe-art auditorium and community theater. Phase I Town Centre I will consist of a 10 story, 254,489 square foot Class A LEED Gold Certified office building with structured parking allowing for a 3.5:1 per thousand parking ratio. Typical floor sizes will be 26,657 square feet and tenants will be served by four passenger elevators and a freight elevator. In addition to the office buildings, the complex will have a state of the art community theater and auditorium available to the tenants for additional meeting or event space. Tenants will be offered sweeping views to the east of the Houston skyline and to the west of the Energy Corridor. Phase II Town Centre II will consist of a 5 story, 100,000 square foot Class A office building. The typical floor size will be 20,000 square feet and tenants will be served by three passenger elevators and a freight elevator. Like its neighbor, Town Centre II, it will have a LEED Gold Certification and will have street frontage on Town & Country Boulevard immediately south of Town Centre I. Tenants in Town Centre II will also have access to the community theatre and auditorium should they need additional event space.
