One of very few homes of this standard in such close proximity to 'Legian Beach', featuring: A secluded - peaceful two-level residence. Situated in the quite heart of Legian / 25 minutes from Bali's international airport. Only 120 meters from the famous Legian beach and can be reached in minutes walk. Three air-conditioned bedrooms which can comfortably accommodate 6 guests. Spacious comfortably furnished living space. Relaxation areas overlooking superbly landscaped tropical gardens. Swimming pool 10 x 5 meters with a small children section.

2 THE VILLA Offering three bedrooms, Villa Baliana was built in Balinese traditional touch with all western standard comfort featuring private swimming pool and spacious tropical gardens, air-conditioned bedrooms with en-suite bathrooms, spacious indoor and outdoor living spaces. Serviced daily by dedicated and friendly staff including an overtime security. All of these comes with a very reasonable price. Master Bedroom The master bedroom features a double bed. It has a built-in wardrobe and is fully air-conditioned & opens onto the back terrace with a beautiful outlook of the garden & swimming pool. The en-suite bathroom is fitted with toilet, hand wash basin and shower. Second Bedroom or Third Bedroom The second as the third bedroom is also air-conditioned. Both bedrooms have a separate doorway leading to a shared en-suite bathroom, which includes a shower, toilet and hand wash basin. The second bedroom is fitted with a double bed and has a built-in wardrobe. Bathroom The master bathroom is fitted with toilet, hand wash basin and shower. It has been just completely renovated. The bathroom for the second & third bedrooms includes a shower, toilet and hand wash basin. It has been just completely renovated, too. Living Room The downstairs living area opens onto the back terrace, which runs across the entire end of the house, with views of the garden & swimming pool. The lounge area is L-shaped and comfortably furnished. The indoor dining area is for six people. There is a TV and a CD system. Kitchen The kitchen is positioned off the entrance hallway and is adjacent to the living area. Fixtures include, a gas stove/oven, refrigerator, water filter and ample cupboard storage. A kitchen servers opens onto part of the living area, which serves as the indoor dining area. Second Floor There is another large living area in the second floor with bamboo furniture.

Fully equipped kitchen. Relaxation areas overlooking superbly landscaped tropical gardens. Swimming pool 10 x 5 meters with a small children section. Off road parking for 2 cars. Services Welcome drink and fresh flowers arrangement on arrival. Towels and bed linen. Laundry Services. Full time maids cleaning the house, gardener/pool attendant. TV with international channels, DVD player and tape recorder. Telephone (local calls are free) - wireless internet connection (on demand). In room safety box. Shopping assistance. Meals There is a fully equipped kitchen and housekeeper available in the villa to serve and cook basic meals, drinks and snacks. Should you require the services of a Chef, this can be arranged with at additional charge. Each day, the villa staff would be happy to go through the menu suggestions with you to assist you with making selections. Once you have selected your meals and provided the manager with a Rupiah advance, they will shop locally for supplies each day. To assist the villa staff with their preparation, they will ask for your menu 24 hours in advance. Car Hire We are able to arrange your own private air-conditioned car and driver for up to 8 hours per day at a prebooked rate of US$ Net.

4 Internet Access Complimentary Wireless Internet access is available. Babysitting We can arrange babysitters to villa guests at very reasonable rates. Spa Treatment We can arrange spa treatments, manicures, pedicures and massages in the comfort of the villa at very reasonable rates. LOCATION Villa Baliana is superbly situated in the area named Legian, one of the famous tourist location around Seminyak and Kuta. Only 25 minutes drive from Bali's international airport and close to shops, boutiques, fine dine restaurants, cafes to casuals warungs and only minutes walk to reach the famous Legian beach. About Legian Legian stretches between Jalan Melasti and Jalan Double Six and is what may be described as the cosmopolitan area of Bali. The beauty of Legian is the range of accommodation that is on offer virtually there is something for everyone. The beachfront hotels are really beachfront and most have their pools towards the beach areas or large lawn areas covered by trees overlooking the beach. It is usually not necessary to be a patron of the Hotel to use these facilities - just ask. The restaurants are many and varied and some of Bali's best can be found here. The shopping is more boutique style. It is best to wander the side streets and browse for many items including casual wear and beach fashions, antiques, handicrafts and souvenirs. There are still hawkers here but unlike Kuta, Legian is a much more relaxed atmosphere. The nightclubs and bars in this area come alive on particular nights and it is the best place to go if you want to catch some of the excellent local bands or if you are into 90 s dance music. It is always nice to walk along the wide beach in the late afternoon, wander past the endless soccer games and tourists setting up cameras to catch the magic sunset.

5 The beach is wide in Legian but it is not pure white. Like most beaches in Bali it has a slight greyish tinge caused by volcanic silica. A walk along Legian beach is one of the most colorful and vibrant beach walks in Bali. A typical day on the beach will include vendors, masseuses, beach boys, high waves and strong currents.

Pick up & transfer from Airport to villa and transfer from villa to Airport (1 x in & 1 x out) in private air-conditioned car. Refreshments and welcome drink upon arrival at the villa. Free mineral drinking water for the duration of stay. First day breakfast (max. 6 people). LCD TV with international channels, DVD player and tape recorder. Free Wi-Fi Internet access from your own villa guest' personal laptop / mobile device is required. Serviced daily including housekeeping, meals preparation at your own villa by our in-house cook or by nearby restaurant order.
