The site is ideally situated only two and a half miles west from exit 164 off of Interstate 75 (I-75) facing Charlotte Harbor and sits between the north and southbound lanes of U.S. Highway 41 (Tamiami Trail) in Charlotte County, Florida. PROPERTY: /- acres of uplands and /- acres of jurisdictional submerged lands with a marina. Full Parcel ID Number: ZONING: Zoning district is PP-CC (Planned Development City Center District). SITE PLAN: UTILITIES: Current site plan calls for the development of a 114 unit, five-story building with a 6,000 sq ft waterfront restaurant as well as additional commercial spaces. Plans are also approved allowing for 82 wet slip marina spaces and a five-story parking garage with a rooftop amenities deck. The development site is required by deed restriction to provide 96 parking spaces to the adjacent Four Points by Sheraton Hotel. Approval is attainable for an additional 50 condominium units and two stories to each the condominium building and parking garage. All utilities are available at the site including new water and sewer lines and a new lift station that currently serves the hotel and is ready to serve the development site. 4 Executive Summary CURRENT SITE IMPROVEMENTS: The Harbor Resort & Yacht Development Site has current improvements in place. Site improvements include: Tiki Bar (TT s Tiki Bar), which is owned and managed by the Four Points by Sheraton Hotel, and currently operates on land that is leased to the Hotel. Located directly on the water in the western corner of the site the Tiki Bar pays $3,000 in monthly rent. The lease can be terminated by either party with a 90 day written notice, and will be removed when requested for the development of the site. The Tiki Bar currently averages $44,000 of revenue monthly and has become one of the most popular bars in Punta Gorda. Newly constructed fixed dock that is temporarily being used as a pedestrian pier and is ready to be converted to an approved 29 slip fixed-dock on electric lifts. Future marina expansion plans call for the remaining 53 wet slips that will be a floating dock system added to the existing fixed dock. The submerged lands are leased from the State of Florida. A pedestrian waterfront promenade that runs along the waterside perimeter of the site connecting the site by foot to the Laishley Park Municipal Park and marina to the east and the Charlotte Harbor Event and Conference Center to the west. The waterfront promenade runs 10 miles east to west along Charlotte Harbor and Peace River making it one of the State of Florida s longest public waterfront boardwalks. A sea wall that was recently raised to six feet. LOCATION FEATURES: The irregularly shaped oceanfront development site is situated in a prime waterfront location, between the north and southbound lanes of U.S. Highway 41 (Tamiami Trail), with 800 feet of frontage on Charlotte Bay. The waterfront, infill location makes this site an outstanding development opportunity. The site is also conveniently located in close proximity to Downtown Punta Gorda, the Charlotte Harbor Event Conference Center, Fisherman s Village, local restaurants, retail, and major roadways. 22 Submarket Overview Punta Gorda - A Gem in Southwest Florida The city of Punta Gorda is flanked by the waters of Charlotte Harbor on the Southwest Florida Gulf coast, a region known for unspoiled natural beauty, world-class boating, fishing, sailing, abundant nature explorations, pristine beaches, challenging golf, unique shopping and dining experiences and a thriving arts community. Located halfway between the city of Tampa, FL to the north and the city of Naples, FL to the south, Punta Gorda anchors a collection of nine charming coastal communities that surround Charlotte Harbor, the state's second largest harbor. Six Other Things You Should Know About Punta Gorda: A Region of Growing Tourism - Punta Gorda is located 40 miles south of Southwest Florida International Airport, one of the top 50 U.S. airports for passenger traffic growth, processing more than 7.5 million passengers in 2011 and which serves the entire Southwest Florida area. Closer to home at the Charlotte County Airport in Punta Gorda, fast-growing Allegiant Air opened a new base in June 2012, offering flights to Fort Wayne, Ind., South Bend, Ind., Niagara Falls, N.Y. and Peoria, Ill. Whether flying into Southwest Florida International, the Charlotte County Airport, or driving into town, nearly 300,000 visitors travel to Charlotte County annually. A Stage for the U.S. Navy Blue Angels - Punta Gorda is a household name for hundreds of aviation enthusiasts who flock to the Charlotte County Airport every year to watch breathtaking high-speed maneuvers, most recently by the famous U.S. Navy Blue Angels, frequent guest stars in the county's International Air Show. The show, held annually in Charlotte County for 32 years, has made Punta Gorda an indelible point in the map for aviation buffs. The two-day show reportedly draws an attendance of more than 50,000 spectators. A Setting for Filmmakers and Film Lovers - With a variety of backdrops that include breathtaking sun sets, lush tropical landscapes and laid back Southern charm, Charlotte County is a filming destination for feature films, documentaries and commercials. Major motion pictures filmed in Charlotte County include Hoot, Out of Time, Just Cause and Pink Cadillac. The Peace River Film Festival, located in Punta Gorda, was founded in 2011 and is Charlotte County's first film festival. In 2011 the festival honored Michael Uslan, Executive Producer of the Batman and Dark Knight movies, with a Lifetime Achievement Award. The festival also held the first ever global flash mob film screening and competition. The 2012 festival takes place in September and will introduce a new category for films shot with cell phones. A New and Improved Baseball Town - Charlotte County is back in the baseball business full swing. After bidding the Texas Rangers good-bye in 2002, spring training returned to Charlotte County in 2009 when the Tampa Bay Rays relocated there from St. Petersburg, Fla., after Charlotte County spent $27.2 million to rebuild Charlotte County Stadium - now renamed Charlotte Sports Park - and brought it up to modern state-of-the-art standards. The improved stadium, designed by HOK Sport, has a berm down each baseline, suites and a total capacity of 6,823 fixed seats. Renovations included construction of new administrative offices and a 44,000-square foot clubhouse. Charlotte Sports Park also is home of minor league team Charlotte Stone Crabs. The Stone Crabs are owned by Cal Ripken or Ripken Baseball, who bought the team in 2008 and moved them to Port Charlotte from Vero Beach, where they had spent the previous 28 seasons. 24 Submarket Overview A Region Full of College Students - Southwest Florida, while known as a retirement and second-home area, also is home to more than 35,000 students attending any of the 14 institutions of higher learning located in the area that stretches from Sarasota County on the north to Collier County on the South, with Charlotte County in the middle. The largest school is Edison State College, whose Punta Gorda campus counts some 3,000 students, part of a total 25,000 students in four campuses located in Fort Myers, Naples, Punta Gorda and LaBelle. Second largest is Gulf Coast University, located in the Greater Fort Myers area (30 miles south of Punta Gorda) and with total enrollment of more than 10,000 students, including a campus in Punta Gorda. Other higher-education schools in the area include Hodges University, with campuses in both Fort Myers and Naples, Nova Southeastern University, with a campus in Fort Myers, Ringling College of Art and Design in Sarasota, New College of Florida in Sarasota, and Ave Maria University in Naples. A Growing Music Festival Scene - After attracting a crowd of more than 2,000 music lovers in February 2012, the annual Punta Gorda Wine & Jazz Festival is growing into a three-day event at its next staging in February This festival has been growing since its creation in 2005, when the chamber of commerce organized it to draw the community back downtown after Hurricane Charley. Some 750 people attended the inaugural event, and the crowds have kept growing ever since, leading organizers to expand the event's scope into a three-day festival. Capitalizing on the area's receptiveness for music events, this year the chamber of commerce will hold its first Latin festival event, to be held Nov. 24, 2012, and featuring cross-cultural Latin guitarist and eight-time Grammy Award winner Jose Feliciano.
