Providence lakeshoa.com President s Message In Murphy s Law, "Anything that can go wrong will go wrong". Well it goes without saying the April 2018, (the last newsletter) contained some errors. We will work hard to prevent that from happening again. In this edition you will find the correct, updated, ACC form. Important Note: This year s Annual Membership Meeting is on Wednesday, October 17, The starting time for the annual meeting is 7:00pm; we re adjusting the start time due to the insane traffic congestion in the Bloomingdale/Providence area. The annual meeting will again take place at: Hillsborough Community College (HCC) at the Regent Satellite Campus. That s the lower level entrance, located at the back of the facility, 6437 Watson Road, Riverview, FL Please try to attend if you can, otherwise take the time to fill out your proxy ballot and return it. This year s 2019 Budget Approval Meeting will be held on Wednesday, September 19, 2018 at 6:30pm at the same location at HCC at the Regent Satellite Campus. A copy of the approved budget will be mailed out with the coupons in December. The Board is reviewing the county regulations for addresses to be prominently displayed and what size number are specified. We will follow-up with homes missing or not prominent addresses in the next 60- days. Everyone s security is important to a successful community. Here are some reminders: The Board and your neighbors are asking everyone to report any suspicious activity, vandalism, or the destruction of property. Emergencies are 911, naturally, or contact the sheriff s non-emergency number (813) Remain vigilant, there are strangers, moving through the community, some are looking for items or packages left at your front door. Did you lock your vehicle? These opportunists are looking for your unlocked vehicles and the valuables left unsecured. Worse, you ll find a smashed window, because someone left something of possible value in plain sight. Bikers/Walkers, where is your reflective gear? Don t leave home without reflective clothes or lights. Drivers, the posted speed limit on the main streets is 30 MPH. Keep it safe, slow down and watch those corners. We want everyone to get home safely. Keep an eye out for those walkers, runners and bicyclists, who are without reflective clothes or lights. The revised Architectural Control Community (ACC) form is located inside, it should make it easier to figure out accent and trim questions. Between new roofs and house painting the new paint palette is getting a workout. The new palette replaced all previous paint palettes, and all new selections will come from this list. Leave a voice mail, if he s not available. Ray s Administrative Assistant is Angela Parker aparker@greenacre.com or call (813) Make them your first stop, when starting your Architectural control Committee (ACC) submission. When you are ready to start any work on your property an ACC form must be filled out so that you are in compliance with the Deed Restriction s and Covenants of Providence Lakes. They are available at however if you do not have access to a computer you can call Ray or Angela and they can mail you the ACC form. If you do not have a copy of your Deed Restrictions for your Village, contact Ray and Angela. We are having some repairs done on the 2-5 year old playground equipment at the Tot Lot. Please do not allow your children to go in that fenced in area until the safety barriers are removed. There will also be some other enhancements and upgrades to the overall play area coming soon. The Board of Directors and I invite all homeowners out to the Association s Monthly Board Meetings. The sidewalks and the streets/roads in our community belong to Hillsborough County and the County takes care of all maintenance to them. To All Dog Owners. 3 Page 3 Lakes Update at Providence Lakes Ray Dempsey Here is a bit of history on the lakes in our community, along with an update for our homeowners, new and old. The lakes were turned over to the HOA in Since that time we have had many problems trying to maintain them. Basically, all of the lakes are man-made so the banks are not naturally sloped. Furthermore, the developers of Providence Lakes did not ensure that the banks were compacted when they developed the lakes, which has caused a lot of the problems we have experienced. The lakes have taken a tremendous toll on our budgets over the years. We have spent close to $2 million dollars fixing these lakes in the past 28 years. A lot of you have seen Ray Dempsey riding around the lakes in a golf cart. He has been assisting the contractor with the proper access to the banks while they are working on the lakes. This helps them use the most efficient route to the area that they are repairing with the least amount of collateral damage. We have found a very good contractor, which should provide some long-term relief to the problems with the erosion along the banks. The project should be completed by the end of October, weather permitting. Property Values in Providence Lakes Ray Dempsey Let s start off with our subdivision is a sought-after community to reside in. Houses are not staying on the market for long before going under contract. Our home prices have returned to the price ranges found back in We have watched the continual rise in prices with many selling in the $300,000 range and up. We are seeing the low side prices starting at $200,000 as the new norm. Our subdivision has recovered a little quicker than anyone around us because of the pride our Homeowners take in maintaining their properties along with the HOA efforts. So everyone keep up the good work improving your property, and the Board will keep the neighborhood s common areas looking great! Providence Lakes Community Patrols As you know, we have contracted with Guard-One Protective Services to conduct nightly mobile patrols in our community, using a clearly marked vehicle. The patrols are designed to show a presence to help us deter criminal activity and assist with enforcing Deed Restrictions in our community. 1. Criminal/Suspicious Activity Prevention: Conduct light checks in the villages, common areas and playground. Apartment pool checks (Providence Lakes Apartments) Check for graffiti on walls and other areas. Check for property damage. Check for net fishing or fishing by non-residents. Check for suspicious activity in our community to include the playground and other designated areas. Check for loitering, especially late at night. Check for open garage doors and contact affected residents. Check for open trunk lids on vehicles and contact affected residents. Check for equipment left outside homes, especially children s bikes contact residents. Report trash dumping. 2. Deed Restrictions Report the presence of commercial type vehicles in villages with Deed Restrictions prohibiting commercial vehicle parking overnight. These include: * Vehicles sporting magnetic signs with business type logos or writing. * Vehicles without logos or writing but displaying commercial use equipment i.e. ladder racks, electrical wiring, construction equipment. * Vehicles towing trailers of any kind (U-Haul type trailers or trucks which may be used for a possible move are given the benefit of the doubt temporarily). * Trailers of any kind. * Boats of any kind. * Parking of vehicles on lawns or grass areas bordering the streets. * Presence of non-operative or possible abandoned vehicles (flat tire, no tags, outdated tags, major visible damage, broken windshield, etc.). 3. Safety: Report damaged playground equipment. Damaged or missing traffic signs. Fallen trees or debris on the roads. Inoperable street lights. Report any accidents or incidents requiring the police authorities. Assist the authorities as directed. Mike Stuart
