We at KingsCoin decided to purchase the site at Torrens Road as we loved the location initially. easy to get to the shops, the CBD, buses, trains, movies & the beach. We like the Western suburbs as we feel they are still relatively cheap given their proximity to the CBD and also the beach. Having a home with a few minutes of the beach is undervalued in Adelaide. There is also some good infrastructure and developments happening in the vicinity, including the upgrade of south Road, redeveloping the Arndale shopping Centre, Bowden, st. Clair and the Brickworks supermarket. While the area is in need of some further renovation, the change in planning has seen many in-fill sites being developed, where the old house on a large block is being knocked and replaced with new. This then leads to new residents coming into the area. Kilkenny and the surrounding areas of Croydon Park, Woodville Park and Woodville are increasingly getting gentrified and it will increase the values over the coming years. We believe it is the start of better things to come.

7 Infrastructure Investment $896M Torrens Road to River Torrens Upgrade The next piece of the north-south Corridor to be delivered will be a 3.7km section of south Road between Torrens Road and the River Torrens. This project will significantly improve travel times for both north-south and eastwest traffic. The Australian and south Australian Governments have committed $896 million to construct the Torrens Road to River Torrens Project. each government will contribute $448 million towards the project. The project will create an estimated 480 jobs per year during its construction phase.the project due for completion by the end of The concept design includes: A 3 kilometre non-stop section of roadway (incorporating the lowered road section) between Torrens Road and Ashwin Parade A 2 kilometre section of lowered non-stop motorway from Dartmouth street to Gawler Avenue Parallel surface (at-grade) roads along the length of the lowered motorway to connect most local roads and arterial roads to south Road An overpass of the outer Harbor rail line Intersection upgrades at Torrens Road, Hawker street, Hurtle street, Port Road, Grange Road/Manton street and Ashwin Parade/West Thebarton Road Improved cycling and pedestrian facilities Landscaping and noise barriers (where required) The lowered non-stop motorway will provide three lanes in each direction, set approximately 8 metres below the existing surface of south Road. This concept design has taken into consideration the future transport needs of Adelaide and allows for connection to other parts of the non-stop northsouth Corridor when the adjoining sections of south Road are upgraded in the future. $11.3M Park Terrace, Fitzroy Terrace, Torrens Road Upgrade Construction has begun on an $11.3 million upgrade of the inner city ring route to ease congestion and cater for an expected increase in traffic during construction of the Torrens to Torrens project. The road upgrade will reduce delays for more than 70,000 drivers who use the Torrens Road intersection each day and more than 40,000 using Park and Fitzroy terraces. It will involve constructing three lanes in each direction between Port Road and Prospect Road, with an extra city-bound lane also included on Torrens Road. These works will fix the current traffic congestion along this route and will support the $896 million Torrens to Torrens Project, which will slash travel times for motorists, boost freight efficiency and create hundreds of new local jobs.

8 shopping $35M Centro Arndale shopping Centre Upgrade Centro Arndale had undergone a $35M facelift, completed at 2013 which created 15 new stores and 100 additional retail jobs. $65M new Brickworks Market The old Brickworks Market now a mega new shopping precinct on south Road has officially opened after a $65 million facelift. The 17,000 sqm market place includes a Woolworth supermarket, Big W and Dan Murphy s and is tipped to provide jobs for 600. $78M st.clair Village st. Clair Village features a Coles supermarket and 10 specialty shops, including a pharmacy, hair and beauty salon, travel agent and sushi Train restaurant, which created more than 160 jobs. $100M Churchill Centre & Costco Created an estimated 1000 jobs, with more than 50 specialty stores, also includes Costco and sa s first Coles superstore, offering fresh food, kitchenware, homewares and clothing.
