1 2.0 Historical Summary 2.1 Introduction The following historical analysis contributes to the assessment of cultural significance of the site at Darling Street Rozelle. The information is drawn from primary and secondary sources referenced throughout including the State Library of NSW, the Department of Lands and the Leichhardt Local Studies Library. 2.2 Early Development of the Balmain/Rozelle Area While the subject site lies to the south west of Victoria Road and is currently part of the suburb of Rozelle, the land on which it lies was included in the 550 acres granted to colonial surgeon William Balmain in 1880 which encompassed the Balmain peninsular (Figure 2.1). A year after Balmain was granted this land he transferred his entire land holding to settle a debt to John Bothwick Gilchrist before returning to Scotland. The legality of the land transfer from Balmain to Gilchrist for only 5 shillings was challenged by Balmain's descendants and further development of the area was blocked. The area subsequently became known as Gilchrist s place, though court documents refer to the area as the Balmain Estate. During the many years of legal challenges, the land was leased for farming and cattle grazing purposes. 1 In 1833, Gilchrist transferred power of attorney to Frederick Parbury who, in 1836, commissioned surveyor John Armstrong to sub-divide the land into six parcels. The area north of Victoria Road was rapidly sub-divided and developed during the 1840s with further subdivisions in 1852 (Figure 2.2). By 1861 East Balmain was well populated while the land to the west of Victoria Road, which extended to the gates of Callen Park, remained sparsely developed until the 1880s. Manning Street is the south western boundary of Balmain s original grant. Darling Street was constructed as the main street of the Balmain Estate running from the harbour to Callen Park. It was named after Sir Ralph Darling, who was Governor of New South Wales from Darling Street was initially filled with butchers, bakers, grocers, bootmakers and confectioners etc at the East Balmain end but from the 1880s development had spread across Victoria Road to West Balmain. The suburbs surrounding the Balmain peninsular grew as many skilled and unskilled labourers found dwellings in areas close to the waterfront industries of Balmain where they worked. 2.3 The Subject Site: Darling Street Rozelle Original Subdivisions The subject site lies on part of Section 46 of the 1850s subdivision of the Balmain Estate. Section 46 extended south west from Victoria Road to Callen Park and was bound on the east by Darling Street (Figure 2.2). This land was further subdivided in the 1860s and 1870s but sales were slow. In the 1870s, piano importers William and Richard Paling, who were also land speculators, bought up large amounts of the Balmain Estate. William Paling became Rozelle s largest developer. Palings land included some of the land relating to this subject site. The land surrounding and included in the subject site were further subdivided in the late 1870s into two estates known as the Longview Estate (Lots 6 & 7 Section 46 of the Balmain Estate) and the Cambridge Estates (Lots 4, 5, 8 & 9 Section 46 of the Balmain Estate) (Figures 2.3 and 2.4) Darling Street, Lilyfield Heritage Impact Statement Draft Report, January
2 Darling Street corner Park and Darling Streets (Lots 2 and 3 of the Cambridge Estate) In 1878, Thomas Buttel, butcher, purchased Lot 2 of the Cambridge Estate from Paling and here constructed his house which is first recorded in the 1884 Sands Directory. 3 Buttel enlarged his property in 1884 with the purchase of Lot 3 of the Cambridge Estate from Edward Dunrich which lay on the corner of Park and Darling Streets (Figure 2.3). 4 The 1890 Metropolitan detail series plan shows Lot 3 undeveloped and in use as part of the grounds of Buttel s house which is on Lot 2 (Figure 2.5). Thomas Buttel resided at his property and ran a butchery business from the front of the site until just before his death in The property was then inherited by his son Joseph Buttel, also a butcher, who continued to reside there and run the business, until he sold the property in The 1943 aerial photograph shows the Buttel property in the same configuration as on the 1890 plan with the house on Lot 2 and Lot 3 being part of the grounds, except for an addition to the rear of the house (Figure 2.9). The property was sold to Herbert Nichols, contractor, in Darling Street (Lot 1 of the Cambridge Estate and Lot 7 of the Longview Estate) Adjoining the Buttel s property to the south were two lots which were purchased by Patrick Moye, a baker. These were Lot 1 of the Cambridge Estate which he purchased from Paling in and Lot 7 of the Longview Estate which he purchased from Edward Dunrich in (Figures 2.3 and 2.4). Patrick Moye also owned the adjoining land south to Callen Park and on the southernmost boundary his land, abutting Callen Park, Moye built his home which was called Longview. This house can be seen on the 1890 Metropolitan Detail series plan (Figure 2.5) and Moye is recorded as living there in the 1882 edition of the Sands Directory. Moye was also listed as a baker and may have been operating his business from part of the subject site. A bakery continued to be recorded on or near the subject site when Moye sold part of his land in In 1888, Moye sold Lot 1 of the Cambridge Estate and Lot 7 of the Longview Estate, plus the two adjoining lots to the south (Lots 5 and 6 of the Longview Estate) to brothers Thomas and Michael Boyson who were also bakers. 9 On Lots 5 and 6 which adjoin the subject site they built a large two storey brick home which they called Irene. Irene remains on the site today and is heritage listed. Lot 1 of the Cambridge Estate and Lot 7 of the Longview Estate, which relate to this study, are shown on the 1890 Metropolitan Detail Series plan as containing the outline of two large structures which cover most of the site. These structures presumably relate to their bakery business and may have been built by the Boylson brothers or may have been part of an earlier business (Figure 2.5). The Sands Directory records M Boylson and Sons bakers operating from the site by 1889 and by 1890 their house Irene is recorded on the adjoining site. These structures included a large building on Lot 7 which is possibly the building which remains on the southern boundary of the site today. The structures on Lot 1 are less clear however a plan of the site from 1929 indicates that two adjoining weatherboard buildings were on the site and a notation across both the large shed and the weatherboard buildings reads very old buildings (Figure 2.6). These buildings can be seen on the 1943 aerial of the site (Figure 2.9). The brothers appear to have stretched themselves financially as in 1892 the property come into the ownership of Esmay Farrell following a default on the mortgage. 10 The brothers continued to operate the bakery until 1897 when it was leased to WA Bedford and then from 1899 to Thomas Patterson who continued to run the bakery from the site until John Codlin, who was living in nearby Longview house, purchased Lot 1 and Lot 7 in 1920 and these lots were sold to his son in From 1925 until at least 1939 the property was used as a produce Darling Street, Lilyfield Heritage Impact Statement Draft Report, January 2015
3 and fuel store run by J Crocket. 12 The 1943 aerial shows the structures on the site at this time (Figure 2.9). The property was sold to Herbert Nichols, contractor in Darling Street By 1940 both of the above properties were in the ownership of Herbert Nichols. In 1943 Nichols sold the entire property to Electric Welders Pty Ltd who owned and occupied the site until They demolished the Buttel s house on Lot 2 and constructed a large shed covering most on Lot 3 at the corner of Park and Darling Streets which remains on the site today. They also demolished the weatherboard structures on Lot 1 and the additional structure behind it and built a new large shed to the rear of the site. The big building on Lot 7 was retained (Figures 2.10 and 2.11). In 1974 Douglas Malcolm purchased the site and it was leased to Leichhardt Auto Repairs. At this time an awning was constructed along the southern side of the large shed (at corner of Park and Darling Street) where cars could be parked underneath (Figure 2.12). In 1979 the property was sold to Warren and Barbara Bailey and in 1998 to Claycut Pty Ltd who enlarged to awning on the large shed further south (Figure 2.14). In 2002 to Lakejam Pty Ltd purchased the site and in 2003 it was sold to Valdim Investments Pty Ltd who remain the current owners. Lilyfield Smash Repairs currently operates from the site.
