2 Welcome to a new generation of self contained environmentally sustainable office buildings Cobalt 9b is a 52,230 sq ft (4,851 sq m) state-of-the-art office building with a low carbon footprint. It has employed a range of sustainable practices, techniques and technologies to reduce the impact of the building upon the environment. Features such as solar power and rainwater recycling and even the envelope of the building itself have been designed to reduce the amount of energy consumed by the building. Cobalt 9b also benefits from large open floor plates over four floors, air conditioning and a 3m clear floor to ceiling height. Recent newcomers to Cobalt include Balfour Beatty, Newcastle Building Society, who occupy Cobalt 21, the 110,000 sq ft landmark building at the southern gateway to Cobalt and North Tyneside Council who have their headquarters in the 115,575 sq ft office at Cobalt 16 and a further 46,000 sq ft in Cobalt 14. There is also a range of on-site facilities which include: Dedicated travel co-ordinators, Just Learning day nursery and the Newcastle Village Hotel & Leisure Club. 4 A light and spacious environment with an outstanding level of specification A range of sustainable practices, techniques and technologies have been employed which will reduce the impact of the building upon the environment. Features such as solar power and rainwater recycling and even the envelope of the building itself has been designed to reduce the amount of energy consumed by the building. Cobalt 9b is constructed to a high specification which includes: 4 storeys sq ft (NIA) 205 car parking spaces in total Full height reception and atrium 2 x 13 person passenger lifts VRF Air-conditioning 3m clear floor to ceiling height Suspended ceiling with LG7 lighting incorporating T5 lamp technology T5 fluorescent lamps in combination with super-reflective aluminum could increase the efficacy of luminaires for fluorescent lamps by more than 30% Solar heating Rainwater recycling Rainwater is collected and housed in storage tanks and used for WC and urinal flushing Reduced energy consumption by solar shading Solar shading systems control solar heat gain, which can significantly reduce a building s energy costs by limiting or even eliminating the need for air conditioning. In addition, the use of optimum daylight cuts the costs associated with artificial lighting and creates a better working environment.
