PROJECT ELEMENTS New Housing Lots The new housing lots will be built on 12.5 hectares of land adjacent to Creek Road and north of the existing houses on Foxmont Drive, Kennet Place and Windrush Street. There will be 123 individual housing lots between 450m 2 and 1025m 2, and four medium density sites for units or townhouses. Access to the new housing lots and golf course will be from a new signalised intersection on Creek Road. Minnippi will be nestled alongside an 18 hole public golf course. It will be Brisbane s first public golf course built in 70 years, and the only public golf course south of the Brisbane River. It will include a golf pro shop, café, change rooms for players and administration facilities. The golf course will not initially include facilities for functions or a driving range. Brisbane City Council will call for expressions of interest to operate the completed golf course and the operator may choose to construct these facilities. Environment BMD will enhance, revegetate or landscape over 90 hectares of the project site. This will include: Enhancing and expanding squirrel glider habitat to 60 hectares Establishing additional grasslands and wetlands Creating 33 hectares of landscaping directly related to the public golf course. Existing open space fronting Windrush Street, Moorabbin Drive and Billan Street will be maintained. Remediation of the former Cannon Hill tip Remediation on the former Cannon Hill tip on 11 hectares of land between Fursden Road and the western bank of Bulimba Creek was completed in July Its remediation was the first and necessary stage of the larger project. The purpose of the remediation was twofold: To provide long term environmental benefits for the site and Bulimba Creek by removing and capping contaminates, and removing leachate from beneath the waste; and To improve the site to meet the engineering and construction requirements of the golf course.

Water Management The golf course will be planted with saltwater couch grass to minimise the need for herbicides and pesticides. Saltwater couch grass has low nitrogen requirements and is tolerant of variable quality irrigation, including recycled and brackish (high salt) water. BMD will improve existing on site water courses and build five small and medium sized lakes to provide water for the golf course and to filter stormwater from the upstream catchment prior to discharge to Bulimba Creek. The operation of the golf course will be governed by an Environmental Management Plan that will include water quality control measures and regular monitoring. The Environment Historically the project site had been cleared and logged, and degraded by decades of use as grazing land for cattle and horses. The planting of squirrel glider-friendly native trees and shrubs through the golf course will provide an additional 30 hectares of food trees and habitat that links to glider habitat across Bulimba Creek in the southern area of Minnippi Parklands. BMD has commenced a weed eradication program to remove the declared weeds and weeds of national signification that are widespread across the site. The system of lakes and wetlands will enhance the natural water movement through the site and capture and improve the treatment of urban stormwater entering Bulimba Creek.

The dwellings will include 123 individual housing lots between 450m 2 and 1025m 2, and four medium density sites for units or townhouses. The new housing will be built in five stages, that commenced in Residential Traffic Access to the new housing and golf course will be from a new public road that connects with a new signalised intersection on Creek Road between Foxmont Drive and Constant Street. An emergency access only connection will be provided to Windrush Street for the benefit of new residents and the existing community. The Environment The areas for the new housing are mostly cleared of trees. The project will remove some vegetation to construct the new housing. The trees to be removed will be replaced by more than 75,000 native trees and shrubs that will be planted as part of the project s Regeneration and Revegetation Plan. Urbex s Record in new housing Urbex has a successful track record of construction in and management of sensitive environments, winning numerous awards for delivering high quality communities. Urbex s Edenbrook Estate at Seventeen Mile Rocks won the 2002 UDIA Queensland Division Environmental Excellence Award and 2004 Excellence in Residential Construction Award and the 2002 Australian Institute of Landscape Architects Landscape Excellence Award. The Edenbrook Estate transformed an old cement works and rejuvenated the contaminated Jindalee Creek. Urbex also won both the 2003 UDIA Residential Development and Urban Renewal categories, as well as the 2004 UDIA awards for Master Planning and Environmental Excellence, for its Springthrope development north of Melbourne. The remediation of a former tip and the preservation of existing trees and heritage buildings were central to the successful creation of this 700-lot residential community.

An environmental review of the project site in 2015 confirmed that the majority of squirrel glider food trees are located outside of the new housing area. The project has been designed to minimise short term impacts on the squirrel glider population, increase the size and quality of the colony s habitat in the longer term and link it to the squirrel glider habitat east of Bulimba Creek. The planting of squirrel glider-friendly native trees and shrubs through the golf course will provide an additional 30 hectares of food trees and habitat that links to glider habitat across Bulimba Creek in the southern area of Minnippi Parklands. More than 75,000 native trees and shrubs that will be planted as part of the project s Regeneration and Revegetation Plan. Urbex has also provided nest boxes to offset the small number of trees to be removed during construction, and a squirrel glider monitoring program is being conducted by ecologists James Warren and Associates in consultation with Southern Cross University and Brisbane City Council ecologists. No domestic cats or dogs will be permitted on the residential lots within Minnippi in order to protect the squirrel glider colony.
