2 This new facility shows how BAA Lynton can deliver large complex bespoke airport facilities to meet the demands of its airport customers. This particular project required the coordination of various airport operational issues and a number of different teams who all came together to finish the job on time and on budget. It s another project BAA Lynton is proud of! Peter Holden, Development Manager, BAA Lynton. FedEx needed a new gateway facility at Stansted to handle business growth and house the large new sortation system. We are very pleased with the end result which has been built to our high specification. Chris Wallis, Property Manager, Europe, Middle East, Africa, FedEx. BAA Lynton was appointed by Stansted Airport Limited (STAL). This project is the largest on-airport cargo facility developed since the airport opened in The customer, FedEx, required a world class cargo facility to expand its already significant business at Stansted Airport as STAL sought to improve its airport cargo infrastructure to meet increasing demand for cargo at the airport. As Developer and Project Manager BAA Lynton was able to respond quickly, efficiently and professionally to meet the aspirations of the parties by co-ordinating the complex related projects which included filling a valley, building the aircraft stands and constructing a state of the art building ready for the Tenant s operational date. This was all achieved in 10 months on time and on budget!
3 Background In March 2000, London Stansted Airport was selected by Federal Express (FedEx) for a new parcel sortation transit warehouse facility to serve its customers in the South East. With a good supply of development land, Stansted had the capacity to meet FedEx s need for a large regional hub facility, with offices and distribution sortation areas adjacent to a major South East runway with airside and landside access. The development site was originally an 8m deep valley! Adopting environmentally sustainable practices 1.1 million cubic metres of material was moved to the valley. This significant civil engineering exercise, at times using up to 40 earth moving machines, was completed in 6 months immediately following which construction of the building commenced. The entire development was prepared in accordance with the Airport Master-plan.
4 The team The project was developed and managed by BAA Lynton the commercial property development arm of BAA plc. BAA Lynton appointed Geoffrey Reid Associates, DSSR, Davis Langdon & Everest, Buro Happold, WS Atkins and Norwest Holst as the project team for the warehouse and office works. Following successful projects for BAA Lynton, Heathrow Airport Ltd and Stansted Airport Ltd the team has become highly effective at working together and has gained a proven track record over the past few years in delivering specialist air related facilities. This is the 6th project the team have constructed for BAA. This new facility was another success story, having been built on time, within budget and built to a specific customer s needs and requirements. Programme October 1999 Dedicated valley fill earth works commence February 2000 Detailed planning permission granted March 2000 Agreement for lease signed April 2000 Start on site December 2000 Completion of Warehouse facility and handover to FedEx for fitting out February 2001 Completion of Office facility and handover to FedEx for fitting out May 2001 Completion of Airside works September 2001 FedEx planned operational date
5 Project The Facility is comprised of 4 main elements: a transit warehouse with motor vehicle maintenance workshop and offices; an office building; 4 new aircraft stands and airside infrastructure; and staff car parking area. The transit warehouse, positioned within its own secure yard, comprising 23,200m 2, has roller shutter access doors to both landside and airside yards. The twin span portal frame structure provides very few interruptions to the warehouse floor space making it highly efficient for FedEx s sortation equipment. A large mezzanine floor (5,500m 2 ) provides additional sortation floor space with direct pedestrian access to the office building, ramp office and vehicle maintenance workshop offices at first floor level. The vehicle maintenance workshop includes access pits, parts stores, vehicle wash and a fuel station. This is located immediately adjacent to the warehouse with access to the airside yards for aircraft tug maintenance. Integrated with the warehouse is a high specification office building (2,840m 2 ) incorporating two glazed feature stair towers to the front elevation. The office was finished to Cat A specification. The associated aircraft stands, validation post and airside infrastructure were constructed by BAA s Pavement Team. These fully seviced supermars stands can accommodate a variety of passenger & freight aircraft configurations including 4 large freight aircraft or up to 8 smaller aeroplanes. Also as part of the scheme Stansted Airport have constructed a new 500 space car parking facility for use by staff in the cargo area including FedEx. The car park was finished in time for the operation of the new facility. Technical Specification Site 32,650 m 2 (area developed by Norwest Holst) Ground Improvements 384 stone columns totaling 5800m in five weeks Building Plan Area 14,265m 2 Warehouse 10,040m 2 (135.7m x 74.0m) 1,700m 3 of concrete with power floated finish poured in one week (six pours) 9.5m (to haunch) 13.4m (to underside of apex roof beams) Floor loading 37.5 KN/m 2 Mezzanine 5,550 m 2 ( 725 tonnes of steel erected in three weeks) Spans of 18m with max deflection of 36mm Grating type 40 x 5 W100 of entire area plus 382m of handrail Vehicle Maintenance Workshop 1,185 m 2 Office 2,590 m 2 Ramp Office Area 565m 2 Steel Frame 1,030 tonnes of steel plus 2,900 m 2 of precast concrete floor in the warehouse.
