Kilmardinny takes its name from the nearby Kilmardinny Loch, a local beauty spot with a lovely woodland walk surrounding it, and is located about half a mile or so northeast of Bearsden Cross. School catchment is for Bearsden Primary at The Cross and Bearsden Academy at Courthill. St. Andrew s Primary is on Duntocher Road and The High School of Glasgow Junior School is on Ledcameroch Road. In terms of accommodation, the bulk of the rooms fall on the ground floor (refer to floor plan). In summary, the subjects comprise entrance vestibule with double glazed front door, a really good-sized T shaped reception hall with storage cupboard and staircase with hall window. There are two bay windowed public rooms (lounge and dining room), both of which have older vintage gas fires (one Living Flame), with the dining room featuring an inglenook style arrangement for its fireplace. The kitchen dates from the early 1980 s and has a range of flushfronted beige coloured units with an oak trim, brown sink, four burner gas hob, electric oven, filter cooker hood and space for additional appliances such as washing machine, tumble drier and fridge freezer. There are two ground floor bedrooms, both doubles, the second of which has a suite of furniture installed by A & D Bedrooms some decades ago. Completing the ground floor accommodation is the bathroom which has an avocado coloured suite with electric Mira Sport shower set over the bath. Upstairs, a staircase from the hall ascends to an upper landing and, from here, there are two further bedrooms, including a particularly large bedroom three with dormer window to the front with a good outlook, given the properties elevated position, including a glimpse towards Bearsden s landmark building, Schaw House. Bedroom four is a good size single, again with dormer window, this time to the side. Completing the accommodation is a toilet (skylight window) with two-piece pink suite. There is a gas central heating system with a traditional system boiler (enclosed hot water cylinder) with a Stelrad Ideal WLx boiler, is annually serviced, last in the summer of Windows are double glazed, with UPVC widows featured in the lounge, bay window of the dining room, bedrooms three, four and the front door. There are older timber framed windows in the side window to the dining room and in bedrooms one, two, the kitchen and the bathroom. The hall window at the foot of the stair is secondary glazed. The garage is a single, has a metal up-and-over door, window to the rear and courtesy door to the rear and has been reroofed. Outside, the property s garden is a nice space with a broad front garden with a low level rendered garden wall to the pavement and a monoblock driveway leading to the garage. There is a rockery bed with two mature trees, above which is a section of grass with some box hedging and a slabbed pathway to the front door and around the side of the house where there is a side garden with a further grass section and an old vegetable patch. The rear garden is triangular shaped with a pathway running across the back of the house. There is an area of grass and at the top of the plot and a slabbed patio.
