4 33 INTRODUCTION The Local Amenities Guide has been produced for the benefit of the occupiers at 1 Finsbury Circus. It s a brief overview about the procedures and policies in the building and the services provided by the Landlord. GOOD TO KNOW We have a beautiful listed Boardroom that is located at Basement level and can be booked by our occupiers subject to availability and at no cost. The room consists of a large round table, 15 chairs and a piano. To check for availability, please contact our Front of House Team on or reception@1finsburycircus.com The property is managed by CBRE on behalf of the Landlord with a fantastic team of outsourced specialist supplier partners for cleaning, maintenance, security and front of house who pride themselves on service excellence. BUILDING HISTORY Sir Edwin Lutyens designed the original building of 1 Finsbury Circus, it has the honour of being listed as a Grade ΙΙ* building. 1 Finsbury Circus opened in 1925 as Britannic House and served the Anglo-Persian Oil Company up until 1967, which was then renamed The British Petroleum Company (BP) in At the approach of war in 1939, City engineers visited Britannic House to make air raid precaution recommendations, classifying it as a veritable fortress. Greycoat PLC purchased the building in 1986, one of Britain s leading commercial developers. Following the purchase in 1987 Greycoat commenced restoration and reconstruction; this was completed 2 years later in November Britannic House, as it was called then, was now superbly restored and occupied again by its original owners; it is an inspiring example of the sort of commercial palace that flowered in England and America in the Edwardian period. A remarkable thing has happened in the City of London. A great commercial building of the 1920 s has been renewed and enhanced in a way that sets very high architectural standards for the City. 8 7 FACILITIES AND SERVICES WC SHOWERS/CHANGING 9 showers and changing rooms are located in the lower ground and basement floors. MOBILITY ACCESS Mobility access can be obtained through our West Street & Moorgate entrances. There is an intercom system located at Finsbury Reception. TOILETS There are male, female and disabled WCs on each floor. LIFTS There are 6 passenger lifts available in Main Reception with a 16 person limit. There is a goods lift located in the Loading Bay at the rear of the building which can be accessed in South Place Mews and through Core B. Incoming Services WATER In the event of loss of water please contact the Building Management Team immediately on GAS If you can smell gas please contact the Building Management Team immediately on ELECTRICITY In the event of loss of power or an emergency please contact the Building Management Team on REAR GATE/LOADING BAY Our loading bay and rear gate are located at South Place Mews, EC2M 7BA which is manned 24 hours a day by the Security Team. For enquiries please call or security@1finsburycircus.com CYCLE PARKING There are 58 cycle racks located in the basement area. The cycle racks can be accessed through the loading bay. Cyclists should provide their own locks. To enquire about lockers, please contact the Security Team.

9 8 FIRE EVACUATION PROCEDURE MAP KEY Muster Point Core A Exit via Moorgate Core B Exit via South Place Mews Core C Exit via West Street Core D Exit via Finsbury Circus EVACUATION PROCEDURE Upon hearing the fire alarm please evacuate the building immediately via the nearest available fire exit. For your own safety do not stop to collect any belongings and do not attempt to use the lifts. Proceed to the muster point which is located at City Point and once there please ensure that you report to your fire warden. Do not re-enter the building unless instructed to do so by the Chief Fire Officer or a member of Building Management.

10 9 YOUR LOCATION 1 Finsbury Circus is located in the heart of The City. The prestigious offices are situated moments away from both Moorgate and Liverpool Street Stations. You really will be spoilt for choice with the amount of famous landmarks nearby with St. Pauls Cathedral, The Gherkin, Tower 42 and The Guildhall Buildings just to name a few. There are plenty of places to eat, shop and drink too.
