By Victor Petersen BHHOA President I hope this newsletter finds everyone well, and looking forward to a great summer. Around the HOA, we are getting ready for the pool season. First, I would like to welcome Krista Keller as our new pool manager. Since my wife retired last year, I needed to step away from that additional role given our travel during the summer. It s great to know we still have residents that are willing to step-up and help our self-managed HOA. Welcome aboard Krista! 2 PRESIDENT continued from page 1 We have completed the electronic gate access system for the pool gates and the restroom doors. Please see the Pool Report for information on the fob distribution. Home prices continue to climb in Bollinger Hills and for good reason. We all know the saying They don t make them like that anymore. Well, it s true. Have you looked at new homes in the region? They re built on postage stamp lots, and the homes are so close together you can hand your neighbor a cup of sugar from the second story window. Our homes are well spaced and on large lots. Bollinger Hills also maintains it s high status because we have high standards, and we maintain our curb appeal better than similar neighborhoods. Nobody wants to receive a letter from the CC&R person, and almost no one wants to be the CC&R chair person, for obviously reasons it s a tough job. I very much appreciate Lien Wahl as our CC&R chair. It is a difficult position, and Lien is doing a fantastic job. I am pleased to tell you that most letters sent to homeowners are a courtesy letter, and most of the time, that s all it takes to get the matter corrected. Our home prices are above similar homes in nearby communities. It s because of our higher standards, that we look better than other neighborhoods, and the results are higher home values and faster sales. Bollinger Hills is a very desirable neighborhood, and the efforts of the entire Bollinger Hills HOA team helps to keep that reality in place year after year. 3 By Terry Cunningham BHHOA Treasurer The above is a list of investments. Cash balances are invested in a money market accounts and CD s at present. We can invest them in treasury bills and notes, money market funds and certificates of deposit as long as we do not incur capital risk. We maintain reserves funded at 100% for capital improvements and major repairs. Dues are due on the first day of each January and July. They are delinquent on the 30th of each of those months as stated in the COLLECTION POLICY. It is important that each homeowner pay his/her dues promptly to enable our Association to continue providing service at low cost and to avoid being charged fees for untimely payments. We have some repair and improvement projects planned for the next one to five years. If you would like to know about these or be involved, please notify us at info@bollingerhills.org. Let s Go Paperless We Can Do Better & I Hate Stuffing Envelopes! Currently we have 100+ homeowners who have gone paperless and are receiving statements for each billing cycle by . Just give us authorization in writing (an ) and we will no longer send statements via the post office. You only need to make sure you send us $240 each January 1 and July 1. Help us keep your dues low and be green at the same time. You can send an to BollingerTreasurer@bollingerhills.org or send us a note by US Mail. You can drop that note in my mailbox at 309 Mare Lane. Also, let us know what else we can do to make paying your dues easier. THOSE WHO ARE SIGNED UP FOR PAPERLESS STATEMENTS, PLEASE MAKE SURE YOU CHECK YOUR SPAM OR JUNK IN CASE THE STATEMENT IS THERE! Another convenience is the new PayLease portal that enables you to pay your dues by e-check (we recommend) or by credit card and even PayPal. 4 Victor Petersen Former Pool Manager Bollinger Hills Report The electronic locks are in place and operating. The pool gates and restrooms operate on the Fob, but the Tennis Courts will remain on the existing key for now. We have scheduled two Fob distribution days so far. At the Cabana: April 22 from 1 to 3pm (Sunday) April 29 from 1 to 3pm (Sunday) We will also send a broadcast for these dates in case the newsletter in not released by the first distribution date. We will also hold additional distribution events as needed, but please try to make one of these dates if possible. Your existing keys have a $20 deposit, and the Fob will also have a $20 deposit. If you are not a tennis player, and you don t want access to the courts, you can exchange your existing key for a Fob as an even exchange. Otherwise a Fob is a $20 deposit cash or check. The existing key will still work on the pool gates and restrooms for a while. The old key on the pool gates and restrooms will be disabled on June 29th. Get your new Fob early to avoid any inconvenience. When does the pool open? Possibly April 28 if the weather is hot, if not, then by May 5. May 2018 Issue Page!4

5 Pool News Pool opening date will be in April 28th, weather permitting. NO Lifeguard coverage. Children MUST be 14 or older to be at the pool without a parent. Parents please review posted pool rules with your children. NO Glass in the pool area! 6 Bollinger Hills Landscape Corner By Susan Friedman, BHHOA Landscape Chairman Owner of Susan Friedman Landscape Architecture Protecting Your Garden From Gophers Noticing someone digging up your garden? Spending their days creating tunnels called gopher towns, gophers are active day and night, destroying landscapes and lawns in their path. They are especially attracted to moist, light soil with edible vegetation, meaning our lush gardens! Here are a few recommended products to keep these pesky critters out of your garden. Before you start planting, pick up a few Digger s Root Guard Heavy Duty Baskets. Available in one, three, five and 15-gallon sizes, the wire baskets are galvanized for increased durability and corrosion resistance. Allowing generous room for root growth and up-sizing, these baskets are easy to plant in. The one-gallon sizes are made for perennials, berries and vegetables. Use the three-gallon basket for group plantings of annuals, perennials and bulbs; this size is also perfect for your tomatoes, salvias, squash and peppers! Keep your roses, bougainvillea, wisteria and dahlias protected in the five-gallon basket. Providing 6 to 10 years of protection, the baskets can be removed at the end of the season for reuse next year. The new roots of a young fruit tree are a gopher s favorite treat. Digger s 15-gallon tree basket is created from the same material as their other baskets, but galvanized before weaving, thus allowing the basket to break down in three to five years - just in time for the tree to become established and resistant to gophers. (Most fruit trees are resistant after their third year.) For plants already in the ground, try using Bonide s MoleMax Granules. Repelling moles, voles, gophers, rabbits and skunks, it s easy to use and safe around children and pets. Apply directly from the bag; broadcast or use a drop spreader in both live areas and territory that has yet to be invaded. Penetrating deep into the soil, one pound of the clean, dustless and biodegradable granules treats 500 square feet and lasts up to three months. It s best to start on one side of the yard and work your way over, making it easy to know what parts of your garden still need to be treated. These products are available at most garden centers.
