4 GENERAL A most attractive and fully modernised former slate worker s cottage, 34 Toberonochy, is situated in one of two principal villages on the popular Inner Hebridean Island of Luing. The cottage - formerly two cottages which have been joined and extended to form one larger property - lies on Luing s east coast, close to the shore. The property is generously proportioned and includes a large, architect designed extension with bespoke kitchen to the rear of the cottage. Also to the rear is a most attractive landscaped garden offering views of the sea and surrounding hills. From the shore are lovely views across Shuna Sound to the Island of Shuna and east to Loch Melfort. The Isle of Luing, which is approximately 8 miles long and 4 miles wide, has a population of about 185 and benefits from its close proximity to the mainland making it one of the most accessible of all the Western Isles. A regular ferry service, taking less than 5 minutes, crosses Cuan Sound which connects Luing to the neighbouring Island of Seil and the famous Bridge over the Atlantic. The pretty whitewashed cottage sits in the conservation village of Toberonochy which, like the other island village, was once home to a large community of slate workers who quarried the slate used as roofing material all over the world. The cottage, which is being offered in excellent decorative order throughout, successfully combines very comfortable, contemporary living with a number of traditional features to create a delightful and surprisingly spacious permanent or holiday home. Luing benefits from an extensive range of amenities, including a shop, post office, primary school and church. The island offers excellent walking, fishing and sailing and is a haven for wildlife. Luing has its own Skiff Club which organises regular events for locals and visitors. Toberonochy enjoys a more sheltered aspect on Luing s east coast making it popular for boating enthusiasts with its small harbour and moorings. The village has a community hall which regularly hosts a range of events, including ceilidhs, concerts, craft fairs and film nights. On Luing s west coast is the village of Cullipool with the Island s newly built heritage centre with museum and café. There is also a village hall providing a popular venue for a wide choice of activities. On the neighbouring Island of Seil is a medical practice, shop and 9-hole golf course. The town of Oban, which lies 17 miles to the north, has a good range of retail outlets, professional services, a leisure centre, cinema and secondary school. Oban s railway station runs regular services to Glasgow and from the harbour are ferry sailings to the Western Isles. Further to the north at Connel, a small airport operates flights to the Outer Isles with plans to extend to Glasgow in future. DESCRIPTION 34 Toberonochy is approached from Luing s main road. Once on Luing, follow the road south past the T junction signed Cullipool, continuing south to the village of Toberonochy.
