2 THE DEVELOPMENT The proposal for the development is to create four terrace style retail units situated adjacent to the main entrance to the Railway Platforms of Hull Paragon Railway Station. There will also be further development of the railway station to include a new waiting area, W.C s and new Customer Service Desk to accompany the recently developed Ticket Office. Furthermore, the main City of Culture Tourist Information Desk is positioned within the station itself. Each unit will consist of a large display frontage with services to each that will include electricity and water supply. The units will be completed to a Cat A finish in readiness for fit out. All of this infrastructure is to support the 500m investment into new and refurbished trains over the next 3 years by TransPennine Express. The new stock will include better capacity, wifi, and media services. SPECIFICATION Full height glazing to both front and rear of units. High visibility from platforms. Concentrate screed floor ready for decoration. Suspended plasterboard ceiling. 1 hour fire rated plasterboard walls between units 60 Amp Power supply. Water and drainage points. Manual inward opening double doors. Ability to retro fit power assisted doors.

3 DEMOGRAPHICS A further 8 million passengers use the neighbouring Bus Terminal year on year. A secured economic impact of nearly 60 million due to the City of Culture. Built in 1847 having been designed by G T Andrews. Receives in excess of 2.2 million passengers every year. It is anticipated that a further 1 million visitors will come to the city throughout 2017 due to the appointment as the City of Culture.

4 HULL CITY OF CULTURE 2017 Hull secured the title of UK City of Culture 2017 in November Hull is only the second city to hold the title, and the first in England. The vision of the Hull 2017 Culture Company, the delivery organisation of the project, is to deliver 365 days of transformative culture in 2017 through a range of diverse and high-profile events and projects. Following on from the Olympics and Paralympics, Commonwealth Games and the Tour de France in Yorkshire, Hull 2017 is the next major event in the nation s cultural calendar. The Culture Company is an independent organisation with charitable status, funded both publicly and privately. It has an 18m funding target, with key contributions coming from: Host City - Hull City Council, Principal Partners - Arts Council England, BBC, East Riding of Yorkshire Council, Yorkshire Water, KWL, KCOM the University of Hull and Spirit of 2012; Major Partners Sewell Group, BP, the British Council and Wykeland Group. Hull 2017 s International Partners are: Aarhus, Denmark, European Capital of Culture 2017; Reykjavik, Iceland; Rotterdam, The Netherlands; and Freetown, Sierra Leone (twinned with Hull).

6 LOCATION Hull, officially known as Kingston upon Hull, is a city and unitary authority area in the East Riding of Yorkshire, England. It stands on the River Hull at its confluence with the Humber estuary, 25 miles (40 km) inland from the North Sea. The 2011 census indicates that Hull has a population in the order of 255,000 people, with the average age in Hull being 37. Hull was founded late in the 12th century and the economy was built on trading and seafaring, firstly whaling and later sea fishing. Today the port at Hull still operates for both freight and passenger ferries to Europe, with daily crossings to Zeebrugge and Rotterdam. Road communications to Hull are provided by the A63 route which gives direct access to the Humber Bridge and M62 Motorway to the west of the city. Further road communications are provided by the A165 to Bridlington to the north and the A1174 to Beverley to the north west, whilst the A15, running south from the Humber Bridge, provides access to Lincolnshire. The city has frequent rail connections to Leeds, Manchester and Doncaster/Sheffield with direct services to London Kings Cross with a journey time in the order of two and a half hours. The closest international airports are Humberside Airport (15 miles south of Hull), Robin Hood Airport, Doncaster (30 miles South West) and Leeds/Bradford (60 miles West). Hull Railway Station is situated in the heart of the City Centre, overlooking Ferensway. The station is physically linked to the main Bus Terminal of the city. Adjacent to the Railway Station is the main shopping centre of the city, St Stephens. Within St Stephens there are major occupiers that include Tesco s, Next and Sports Direct.
