5 Deep Ellum Located just east of the Dallas CBD, the Deep Ellum area of Dallas is composed largely of restaurants, arts and entertainment venues. It is bound by US-75 on the west, Pacific Avenue on the north, Exposition Avenue on the east, and Canton Street on the south. Once dominated by industrial warehouse development, it has recently experience a revival with the presence of a variety of shopping options, live music, performance arts, art galleries, restaurants, and bars. In 2007, the City of Dallas actively began encouraging residential development in the area, which is served by the DART Green Line with stops at the Deep Ellum and Baylor University Medical Center Stations. In September 2014, the Dallas City Council approved the inclusion of the main core of the Deep Ellum area into the Deep Ellum Tax Increment Financing (TIF) District. As noted in the map on the following page, this TIF (which originated in 2005) excluded the 51 acres known as the main core which are generally bound on the north by Elm Street, on the east and southeast on Hall Street and on the west by IH-45. The inclusion of the properties within these 51 acres into the TIF allows for additional funding for redevelopment of public improvements in the area, which in turn enhances re-development of the aging properties in the immediate area. The proposed duration of the Deep Ellum TIF District is through December 2027; however, TIF collections will terminate on this date, or once the TIF budget has been collected (whichever is first). Based upon current development projections, the TIF budget is expected to be reached by Dallas County s participation rate for this TIF District is 55%, while the City of Dallas participation rate is 85%.

Fair Park Fair Park is a 277 acre recreational and educational complex located east of the Dallas CBD.

Registered as National Historic and Dallas Landmarks, the area offers numerous attractions including nine museums, six performance centers, and the largest Ferris wheel in North America. These include the Hall of State, the Parry Avenue Entrance, the Esplanade, the Women s Museum, the Museum of the American Railroad, the Centennial and Automobile Buildings, and the Tower Building. Fair Park is also home to a number of Dallas cultural institutions including the Texas Museum of Automotive History, the Old Mill Inn, the Magnolia Lodge, the African American Museum, the Leonhardt Lagoon, the Museum of Nature and Science, the Texas Discovery Gardens, the Dallas Aquarium at Fair Park, the Gexa Energy Pavilion, and the Music Hall at Fair Park. Fair Park plays host to the Texas State Fair, which runs annually between September and October. Considered the largest state fair in the United States based on annual attendance, the event has been held in Fair Park since Offering a variety of rides, and attractions, unique foods, and a 30,000 square foot automobile show, nearly three million guests are estimated to attend the event annually, delivering approximately $350 million into the Dallas economy. The Cotton Bowl, which contains a seating capacity of 92,200, hosts a number of sporting events including the AT&T Red River Rivalry, the Southwest Airlines State Fair Classic, and various soccer tournaments, concerts, and festivals. Access to the Fair Park area is provided by IH-30, DART Bus Lines, and the DART Green, Red, and Blue Rail Lines, via Fair Park and MLK Jr. Stations.

Old East Dallas Initially consisting of a 40 acre tract of land east of the city of Dallas, the area expanded to 1,400 acres in 1882 and was incorporated as East Dallas.
