4 San Gabriel Valley Summary: The San Gabriel Valley is one of the principal valleys of Southern California covering approximately 400 square miles. It is located east of the City of Los Angeles, north of the Puente Hills, south of the San Gabriel Mountains, and west of the Inland Empire. It derives its name from the San Gabriel River that flows southward through the center of the valley. At one time the SGV was predominantly agricultural, whereas today it is almost entirely developed and quickly urbanizing in certain pockets. The SGV market has been a strong and steady submarket due to its proximity and access to downtown Los Angeles, the excellent freeway network, and its proximity to an abundant, well-educated labor force that has access to relatively affordable housing. Transport: There are 7 major freeways or expressways serving the SGV, including the I- (Foothill) Freeway, the I-0 (San Bernardino) Freeway, the I- (San Gabriel River) Freeway, the SR- (Pomona) Freeway, the SR-7 (Orange) Freeway, and the SR-7(Chino) Expressway. These provide excellent access to the remainder of Southern California, the Western U.S., and Mexico. The I- recently underwent an extension linking it with the I- Freeway in the Inland Empire, which heads northeast out of Southern California to Las Vegas and Salt Lake City. The I-0 is currently undergoing a new expansion project along Covina into the city of Baldwin Park, which will help ease the morning commute into Downtown Los Angeles from eastern San Gabriel Valley. The I-0 also recently completed a new overpass that connects to the I-. Furthermore, the SGV is transited by two main lines of the Union Pacific Railroad (UPRRC) and the Metrolink providing rail commuter service on 2 routes running through the SGV, linking downtown Los Angeles to San Bernardino and Riverside. Just to the east is Ontario International Airport, and to the west is the Burbank-Glendale-Pasadena Airport. People: The total population of the SGV is +/-.8 million people. The SGV represents approximately 8.3% of the total population of Los Angeles County and.3% of California s total population. The Valley has grown considerably over the last years and has also continued to increase in size relative to the rest of the Los Angeles County.
