Exposed beams and stone walls show the villa s 400-year history, but you ll find the modern conveniences you expect, including elegant modern bathrooms. This family-friendly villa has two large salons with a home cinema, cable TV and pool table, as well a dressing-up clothes and game consoles for the children. The grounds contain a fenced pond and all the outdoor activities kids enjoy. You ll gather in the Mediterranean courtyard or the veranda, which has a bar, dart board, shaded dining area and barbecue. The property can accommodate up to 14 adults and 10 children with the option of renting out an annex apartment able to sleep extra 2 guests bringing the total capacity up to 26. Just outside Montpon-Menesterol, the villa is a walk away from traditional French shops including the all-important boulangeries. With two supermarkets and a Wednesday morning market, you ll have what you need to prepare meals in the fully fitted kitchen. Walk to the Chandos leisure park with canoeing on the river L Isle, or drive to the Dordogne s famed caves, fortified castles and vineyards. The nearest airports to this French luxury villa are Bergerac (40 min) and Bordeaux (50 min). Facilities Page 1

3 Interior & Grounds 1) Villa and Apartment (16 adults and 10 children) The villa including the apartment can sleep up to 26 people (made up of 16 adults and 10 children plus cots) in 9 bedrooms and 5 bathrooms. 2) Villa Only (14 adults and 10 children) The villa excluding the apartment can sleep up to 24 people (made up of 14 adults and 10 children plus cots) in 8 bedrooms and 4 bathrooms. Apartment (sleeps 2) Opening out to the Mediterranean court yard, the apartment is fitted out to the same high standard of the villa. It has an open plan kitchen/lounge/dinner area, one large en-suite bedroom. It also has air conditioning, heating, a log stove for winter, Wi-Fi, TV with free-view channels and DVD player. Outside Grounds Outside you can relax on the vine covered veranda which has a bar, plenty of seating, and darts area. The Mediterranean courtyard provides a large dining area with 3m table. There is a large gas barbecue and fire pit. The fully alarmed solar heated pool is enclosed in its own tropical garden with a vine-covered dining area, plenty of sun beds, and shaded sandpit. 4 is fully equipped for children of all ages with toys, books, games console and dressing up clothes. Outside is a play area with swings, slides, 5-aside football pitch and go-karts, bikes, sandpit, trampoline and outdoor theatre. There is a fully fenced pond with duck and chickens in the Summer that the children are invited to feed, alongside two petting ponies. There is a brand new table tennis table and football table to be enjoyed. 6 Location & Local Information The villa is situated in a semi rural area just outside the pretty village of Menesterol and only 1k from the market town of Montpon-Menesterol. It is ideally placed for easy access to Bordeaux, St Emillion, Arcachon beach resort, Bergerac and Perigueux. Montpon-Menesterol is situated on the banks of the River l Isle which has a good range of traditional French shops including bakery, butchers, chocolatiers, bars, banks, post office, Tourist office, clothes shops, some excellent restaurants, 2 large supermarkets and a bustling weekly market every Wednesday morning. There is a train station running to Bordeaux and Perigueux. TVG connections are available from Bordeaux and Libourne. The large annual fireworks display on Bastille day (14th July). The last weekend in August the town of Montpon becomes a fairground every evening for 3 consecutive nights, ending in a superb fireworks display at the park. The Chandois leisure park is a few minutes walk from the villa and has a swimming lake and beach, snack bar, skating park, fishing lake, canoeing (river L Isle) and motor boat hire, crazy golf, family sized go-karts, bike hire and a fantastic fireworks display in August. There is also a large outdoor public swimming pool just outside the town centre. The large lake resorts of Lac Jemaye & Lac du Gurcon are both within a 15min drive. Montpon-Menesterol is only 5k from the A89 motorway. The nearest airports are Bergerac (40mins) and Bordeaux International (50mins). With its prehistoric caves, fortified castles and picturesque villages the Dordogne valley has a lot to offer any visitor. Steeped in history going back thousands of years when Cro-Magnon man lived in the caves of the Périgord and left cave paintings in sites such as Lascaux and Les Eyzies, the region now boasts over 3 million visitors every year. The diverse landscape of Atlantic coastline beaches boasts some of the best surfing in Europe, and Arcachon Bay is crowned by Europe's largest sand dune: the Dune de Pyla (or du Pilat), nearly 3 kilometres long, 500 metres wide and reaching 107 metres in height. The city of Bordeaux is among the world's major wine industry centres. Bordeaux wine has been produced in the region since the eighth century. Saint-Émilion is one of the principal red wine areas of Bordeaux along with the Médoc, Graves and Pomerol. Saint-Émilion's history goes back to prehistoric times and is a World Heritage site, with fascinating Romanesque Churches, Page 6

7 catacombs and the fantastic monolithic church made from a single block of stone. For avid golfers, experience Chateau de Vigiers 18 hole, par 72 championship course designed by Donald Steel.
