4 DESCRIPTION The Old Fire Station Tearoom is a charming property, within an attractive setting providing an outstanding trading platform. This highly successful and popular business, has a loyal clientele from both locals and tourists alike. The property was a fire station until 1963 and was developed into its current format in 2005 by the current owners. The property has been entirely rebuilt and renovated into the café business it is today. The quality of fixtures and fittings are of a very high standard with the service areas being highly functional and offering scope to expand the service and fayre on offer. The level of rebuild included a completely new roof, underfloor heating, fully tiled flooring, excellent washrooms and modern services. The business has attractive exposed stone walls with fully tiled floors which perfectly suits the functionality of the business. The tartan clad servery, charming ceiling lights and wood-burning stove also add character and charm. Due to this recent build plus the on-going improvements made by the owner s, The Old Fire Station is a truly walk-in proposition. In addition there is an Ice-cream kiosk out with the main building. 5 The Old Fire Station Tearoom is currently open 9 months of the year due to family pressures but could easily operate year-round. The business trades during the day time only from 9 a.m. to 5:00 p.m. and there may be some development potential to extend opening hours to include a broader food service in the evening, especially during the busy summer months. The current operators trade with a full team of local staff. It is due to the vendors desire to retire that brings this outstanding business to the market. LOCATION The business is ideally situated to take full advantage of the many self-catering holiday lets, bed & breakfasts and other hotels within the region. Tomintoul is 14 miles from Grantown-on-Spey, 20 miles from Ballater and 30 miles from the Cairngorm Ski Centre, well suited to take advantage of the trade passing between these key tourist hotspots. The Café sits within the Cairngorm National Park and benefits from ski provision at the Lecht just 5 miles away, plus snow and ice climbing in the winter. More sedate outdoor pursuits such as bird watching and fishing also draw a great many visitors to the region who take advantage of the abundance of wildlife in the region. The area is also famous for its castles and distilleries which appeal to the more pedestrian tourist who can continue their odyssey of both the Highland and Grampian regions. The area is also renowned for its whisky production and sits on the whisky trail. Downhill Mountain Bike trails have just been opened on the outskirts of the village while the immediate area is well served with facilities and services for both locals and visitors alike.

7 THE PROPERTY The Old Fire Station Tearoom is a spacious single story property under a pitched roof. This end of terrace property has a charming appearance with an attractive façade with excellent signage. Within this area is a wood-burning stove. There are a large number of fire related items that have been gifted to the current owners which they wish to retain but will consider selling as a separate item. The tartan clad service counter is centrally located and has a large frontage facilitating a good service area. Behind the servery is the food preparation area which is open plan and can be viewed from the customer area. The spacious commercial kitchen is well-appointed and has a wide range of commercial appliances plus an excellent extraction unit. Included in the sale is a modern till system plus an extensive range of catering and ancillary equipment. To the rear of the kitchen is a preparation room and store.
