MUY Hamburger Partners operates a total of 157 restaurants in and around the Dallas/ Ft. Worth, San Antonio, and the Temple/Waco/Killen MSA which Copperas Cove is located in. MUY Hamburger Partners is also part of the MUY Companies which operate another 364 Pizza Hut restaurants in Texas, 6 southeast states, and Minnesota and who is the second largest Pizza Hut franchisees in America. The MUY companies also own & operate 79 Taco Bell restaurants in 6 northeast states. The collective MUY Companies own & operate 754 restaurants and were recently recognized by Nation s Restaurant News 2017 industry survey as the 5th largest franchisee in America with revenues approaching $1 billion. 4 EXECUTIVE SUMMARY COMMENTS The Copperas Cove Wendy s restaurant features an excellent location at the entrance to a Walmart anchored shopping Center as well as the 250,000 SF HEB+ anchored Five Hills Power Center along Highway 190 at the entrance to Copperas Cove. It is one of the most dynamic real estate locations in the Temple, Waco, Killeen MSA at the doorstep of Copperas Cove s newest retail developments. In addition to HEB+, Cinergy Multi-Plex Theatre, Ross Dress For Less, Beall s, Burkes, and Gold s Gym are tenants in the Five Hills Power Center. The location also features national fast food restaurant with Chick-Fil-A, Panda Express, Raising Cane s, What-A- Burger, Starbucks, Mc Donald s Arby s, KFC, Applebee s and Popeyes are within blocks of the Wendy s site. The large 3,000+ square foot restaurant building was remodeled to Wendy s new image standards in April of 2018 so it now features a state of the art dining room as well as a modern building exterior. Since the remodeling has been completed the sales have increased approximately +15% with annual sales currently running at approximately $1,400,000. The large 37,328 square foot land parcel has direct access to Highway 190 from Liberty Bell Lane which is the main entrance to the Walmart Center as well as reciprocal access with the Raising Canes restaurant next door. All of Copperas Cove s residents must go by the Wendy s restaurant when using Highway 190 for the 10 minute commute to Killeen or Ft. Hood in the AM and return by the Wendy s in the evening which are ideal traffic patterns for fast food restaurants with traffic counts in excess of 35,000+ cars per day. There are over a dozen national fast food restaurants within ½ mile of the Wendy s location so there is tremendous fast food synergy along this stretch of Highway 190. There are future phases of the Five Hills Power Center plus other future commercial development which will occur in this area of town which will further improve the retail trade area in the future too. Copperas Cove has a current population of approximately 32,000 residents. The community has been experiencing steady residential growth due to it s proximity to Killeen and the Ft. Hood military base. Fort Hood had a total population of 53,416 as of the 2010 U.S. Census. Fort Hood is the most populous U.S. military installation in the world covering 214,000 acres also making it one of the largest military bases in the world by area.
