2 Lorac Holdings Limited (LORAC) is an independent private equity company for real estate investment and real estate development. Since its inception in 2005, LORAC has primarily focused on sourcing and executing investment opportunities, targeting the development of holiday houses, residential resorts, boutique hotels and Agro tourism mainly in Southeast Europe area. To date, Lorac Holdings Limited has finalized investments in two developments. Both are located in Southern Greece, in the Laconia prefecture near Sparta and Gythion. The first is the that produces single estate olive oil and the second is a real estate development opportunity in Skoutari. SKOUTAR V I L L A S PROJECT A dream that comes true LOCATION On the way from Gythio to Areopolis you will find Skoutari, a beautiful village on the top of a hill with a picturesque view of the sea below. With Skoutari Bay to its east, the village has a stunning landscape that includes mountains, forests, grasslands, rocks and bushes. Besides the beach of Skoutari, which is well known for its fine sand and its child-friendly shallow water, there are many other sandy beaches and rocky coves in the vicinity. The small fishing village of Skoutari is located in the southern Mani Peninsula (the lower part of the central peninsula extension of the Peloponnese). Skoutari is a typical Mani village. The street view is characterised by natural stone buildings and narrow streets. Skoutari is approximately 15km from Gythio and a 35 minute drive to Sparta. Gythio (or Gythion) in the southern Peloponessos is a port town with lots of good fish restaurants, some great ouzeries and is within driving distance of the Mani, Mystras, and much of the south-eastern coast of the Peloponessos. It also has some amazing old buildings built in the last two centuries. Gythio is a pleasure to wander through with the neo-classical houses, shops and spectacular old apartment buildings, hugging the side of Mount Koumaros all the way down to the sea. Additionally, the complex will be maintained and taken care of around the year, through an experienced local service office. OPPORTUNITY A total building plot comprising some square meters in a beautiful environment between olive trees and with panoramic views over Skoutari Bay, Kythira Island and the Gulf of Laconia. There will be an attractive group of 9 to 12 villas, built out of local stone, according to the traditional Mani architecture. Every villa will provide accommodation from 90 to 150 square meters and will be positioned on a plot of square meters. These will be premium branded residential resorts, positioned at the middle to high end of the hotel and real estate markets, strategically targeting holiday and retirement home buyers from northern Europe (mainly Germany, France, United Kingdom, Scandinavia), Russia and the Middle East and, more opportunistically, wealthy local buyers. LORAC actively seeks early stage development opportunities where the downside is minimised by owning land sites that have a market value much above the company s acquisition price and where the full upside can be realised at all stages of the development.
