2 1. Introduction The Green Valley Park is an exclusive, sports and recreational complex near Prague in the vicinity of Konopiště Castle which is going to be sold by its owner. The property offered for sale comprises an area of over 25 hectares amid an undisturbed valley of Chotýšanský brook, in which trouts live, and calming forests which are integrally connected with the Blaník Nature Reserve. The premises include a number of interesting buildings, beside others a two-storey villa with offices, two small bed&breakfast-type hotels, a restaurant, a football stadium, tennis courts and other sports facilities, a swimming pool and a game park. The premises are wonderful for private investors who can modify them to suit their needs. Also sports clubs or associations that organize all-year-round stays for individual sportsmen or sports clubs might find these premises interesting. Other potential buyers could include travel companies specialising in outdoor activities, large Prague hotels or chains of hotels which would consider it useful to offer to their clients complementary accommodation in charming countryside not far from Prague, educational institutions or universities which could use the premises as training and recreational centres. Depending on investors preferences, some sections can be sold separately. If an investor is interested and provided a binding contract is concluded, the present owner will be able to organize or arrange the consolidation of related plots into a large uninterrupted area suitable for the construction of a golf course for example. 2. Green Valley Park The sports and recreational complex Green Valley Park is situated 50 km away from Prague in beautiful countryside near the Blaník Nature Reserve, in the cadastre of the village of Chotýšany. The premises are easily accessible from Prague. It is necessary to leave the D1 highway either before Benešov and continue via Benešov, Struhařov and Chotýšany, or to use exit 41 and go via Divišov, Slověnice, Bílovice and Takonín. The access to the complex is marked with Green Valley signposts from both the directions. 2

3 The premises themselves comprise small structures and sports grounds situated in the charming valley of the Chotýšanka river on the site of the former Chotýšov Mill. Two small hotels offer all-year-round accommodation in 22 comfortable rooms and apartments. Restaurants with equipped kitchens can provide catering services not only to accommodated guests but also to short-time visitors or participants of small or medium-size company or social events. Two outside bars could be used for social events too; one is large and partly enclosed, and the other is small, with a roof and no walls. The restaurant and a separate training centre include several meeting halls with conference equipment. A two-storey villa with offices covers an area of 300 m², has two entrances, 6 rooms, sanitary facilities, storage rooms and a large common room. This villa could be turned into a small hotel at a very low cost and increase thus the accommodation capacity on the premises. The beauty of the countryside in this area results from the fact that the premises are situated in the vicinity of the Blaník Nature Reserve; the premises include a fenced game-park called Zádubčí where wild boars are bred and hunted. The fenced area includes 15.5 hectares of forests and 1 hectare of arable land. The game-park features small forests structures, a log-cabin, several cribs and sheds. Along the northeast side the premises are bordered by the Chotýšanka River where trout live and where those who have an appropriate permit can perform fishing. Behind the back gate, in the direction of Takonín, there is a wastewater purification plant serving exclusively this complex and a 700 m² large water reservoir plus adjoining plots. The water reservoir was originally built for swimming horses, however, it can be turned into a fish-breeding pond or a swimming resort. This additional investment could take advantage of subsidies from public sources. Sports facilities on the premises include: a lit tennis court with artificial surface and a well-kept football pitch with standard European dimensions and a covered area for 320 spectators. The premises include other well-kept areas, which could be used as training grounds. There is also an outdoor swimming pool (11 x 8 metres), a gym, changing rooms and other service facilities for recreational as well as top sportsmen. The premises offer excellent conditions for hiking and cycling in summer and cross-country skiing in winter. Near the premises there is a horse-riding club in Nová Ves near Postupice or the Konopiště golf course, which boasts an 18-hole master course and a 9-hole public course accessible also to players without a handicap. It would be possible to build a golf course on a part of the land held by the owner and on related plots which could be purchased, at a reasonable price, from people living in Chotýšany; this and the Konopiště golf course could complement each other as far as their services are concerned. Airport Those who are interested in sports or tourist aviation, or owners of small motor airplanes might find it interesting that there are two airports in the vicinity. A public domestic airport in Radošovice Vlašim, which is less than 5 km east from the premises, and a public domestic airport in Bystřice Nesvačily, situated 15 km west. 3

4 Tourist highlights The complex is a great starting point for a number of interesting one-day hiking or bike trips. The following places of interest are situated less than 15 km away: Konopiště Castle and the adjoining park; one of the nicest Czech medieval castles Český Šternberk rising high on a promontory above the Sázava River; the village of Jemniště with a Rococo castle, a nicely landscaped park and a water fortress from the 14th century; the town of Benešov featuring a Baroque Piarist college, the St. Nicolas Gothic church and a museum of photography; the legendary mountain Velký Blaník with a wooden lookout tower at an altitude of 639 metres; the town of Vlašim with a Renaissance castle and an English-style park which includes romantic structures, a Gothic church adjoined by a Baroque religious complex, and an observatory; the little town of Divišov with a Baroque church and a synagogue, the village of Ostředek with a castle and Svatopluk Čech s (famous Czech writer translator s note) museum. The premises including the game-park cover an area of 25 hectares. Of this, 17 hectares are covered by the game-park, the water reservoir and other non-utilizable premises. An area of 4 hectares is covered with the existing buildings and sports grounds. Another area of 4 hectares is suitable for further development either some hotels could be built there which would increase the capacity of the premises six times while still keeping the existing character of the premises, or some sports grounds could be considered there. It is possible to introduce gas to the premises (a design was made and a planning permission was issued, however, expired already). The capacity of the existing wastewater purification plant is excessive with regard to the actual consumption of water on the premises and enables processing of waste water produced by 4,000 people a day. The premises, as they are now, make it possible to become an enclosed exclusive residential or company complex. 3. Possibilities for further development In spite of the fact that the premises are situated in the vicinity of the Blaník Nature Reserve, the territorial plan and the issued zoning and planning decision permit large-scale development. Land of a total area of 4 hectares is intended for further construction. It would enable new owners to build new accommodation or sports facilities, sports grounds, tennis courts, sports halls or another large swimming pool. Zoning and planning decision ref. no /3/98/Kre was issued with regard to the premises and related plots on 5 June 1998, however, it was not implemented completely (the developed portion is described in this memorandum). It would be possible to continue within the intention of this decision and construct the remaining approved sections, which include a residential villa, 14 single-apartment houses and some sports facilities. In addition to that a design was prepared and a planning permit issued for the introduction of gas into the premises, however, its validity has expired. Plots adjoining the premises owned by other owners can also be used for further development. These plots are mostly owned by individuals from Chotýšany or other nearby villages. It would be possible to purchase these plots and build a golf course just next to the premises. The owner of the premises is ready to arrange this purchase for new owners, however, this could only be arranged if a binding contract on the sale of the premises themselves and on the way of funding the purchase of the adjoining plots is concluded. 4.
